Job summary

Crescent Specialist Recruitment (CSR) is partnering with a leading property developer to appoint a Quantity Surveyor in a hybrid role based in Newtownabbey. You will manage commercial performance across a varied portfolio and support projects from inception through to delivery.

The ideal candidate has 3+ years of QS experience in UK property or construction, a QS degree, strong cost control skills, and a full UK driving licence.

Qualifications

• Third-level qualification in Quantity Surveying, Construction Management or related discipline.
• At least 3 years QS experience in property development, PQS or contracting.
• Strong knowledge of UK construction costs and estimating across trades.
• Good knowledge of UK Building Regulations and construction methods.
• Experience producing budget cost plans at different stages of the construction process.
• Full UK driving licence and ability to travel throughout Northern Ireland.

Responsibilities

• Support development, modernisation and acquisition of properties with budget control.
• Develop cost metrics, reporting and analysis for commercial decisions.
• Prepare capital investment budgets, appraisal papers and budget analysis.
• Commercially manage projects from concept through to site delivery, in collaboration with PMs and design teams.
• Prepare cost plans, project reports and budgets for the Property leadership team.
• Prepare tender documentation, contracts and purchase orders for contractors and suppliers.
• Monitor project costs and identify opportunities, risks and savings.
• Collaborate with internal stakeholders, contractors and suppliers to achieve project outcomes.
• Provide guidance and coaching to junior members of the commercial team.
• Resolve commercial and project challenges to ensure on-time, on-budget delivery.

36.5-hour week Hybrid working Newtownabbey, Northern Ireland

The Opportunity

Our client wishes to appoint a Quantity Surveyor for the Property Development Division.

Their Property team delivers a diverse range of projects, from smaller-scale improvements through to major developments valued at up to 10m. With hundreds of projects delivered each year, this is an excellent opportunity for an experienced Quantity Surveyor to join a commercially focused team and play a key role in shaping the future of the property portfolio.

Working alongside experienced project management team, you will have the opportunity to influence projects from initial concept and feasibility through to construction and completion.

This is a hybrid role based in Newtownabbey, with an average of 3 days in the office and 2 days working from home.

About the Role

As Quantity Surveyor, you will take a key role in managing the commercial performance of a varied portfolio of property projects.

Your responsibilities will include:

• Supporting the development, modernisation and acquisition of properties through effective budget and cost management.
• Developing clear cost metrics, reporting and analysis to support informed commercial decision-making.
• Preparing capital investment budgets, appraisal papers and detailed budget analysis for management review.
• Commercially managing projects from initial concept through to site delivery, working closely with project managers and design teams.
• Preparing cost plans, project reports, budgets and commercial documentation for the Property leadership team.
• Preparing tender documentation, contracts and purchase orders for contractors and suppliers.
• Monitoring project costs and identifying opportunities, risks and potential savings throughout the project lifecycle.
• Working collaboratively with internal stakeholders, contractors, consultants and suppliers to achieve successful project outcomes.
• Providing guidance, coaching and support to junior members of the commercial team.
• Taking a proactive approach to resolving commercial and project challenges, helping ensure projects are delivered safely, on time, within budget and to the required quality standards.

About You

We are looking for an experienced Quantity Surveyor with a strong commercial mindset and relevant experience within the UK construction or property sector.

To be considered, you will ideally have:

• A third-level qualification in Quantity Surveying, Construction Management or a related discipline.
• At least 3 years' QS experience (property development/ PQS or contracting background)
• Strong knowledge of current UK construction costs, including estimating across different trades, materials and construction methods.
• Good working knowledge of UK Building Regulations, construction materials, specifications and methodologies.
• Experience producing budget cost plans at different stages of the construction process.
• Strong IT skills, particularly across Microsoft Office.
• A full UK driving licence and the ability to travel throughout Northern Ireland.
