Qualifications

• The candidate has experience as a Quantity Surveyor in property maintenance or construction.
• A solid grasp of NHF Schedule of Rates and common contract terms (JCT/NEC/NHF).
• Experience with Price Per Property and Target Cost contract models is preferred.
• Strong commercial awareness and attention to detail; able to manage multiple projects.

Responsibilities

• Lead, manage and monitor all commercial activities to achieve project objectives.

• Review and submit Applications for Payment and variations.
• Review and correct Schedule of Rates (SOR) data as required.
• Finalise completed works for accurate invoicing and client approvals.
• Monitor subcontractor costs and secure best value from suppliers.
• Review subcontractor variations and obtain client approvals.
• Produce cost-to-complete and value forecasts aligned to budgets.
• Identify and report commercial variances impacting margin or programme.
• Assess contract terms and communicate risks to project and delivery teams.

Quantity Surveyor – Planned Repairs & Maintenance

About the Role

A leading property services specialist is seeking an experienced Quantity Surveyor to join its Planned Repairs & Maintenance division.

The organisation delivers responsive repairs, planned works, refurbishments and voids services across the UK, supporting a broad portfolio of clients within the housing and property sector.

This is a key commercial role, responsible for ensuring commercial excellence across projects, managing valuations, pricing variations, maximising profitability and maintaining strong commercial relationships with clients, delivery teams, subcontractors and suppliers.

Key Responsibilities

• Lead, manage and monitor all commercial activities to achieve project objectives.
• Ensure project profit targets are achieved through effective cashflow, cost and margin control.
• Review and submit Applications for Payment.
• Review, cleanse and correct Schedule of Rates (SOR) data where required.
• Review void specifications and advise on the correct use of SOR codes.
• Finalise completed works to ensure accurate and timely invoicing.
• Approve contra charges and cost transfers.
• Monitor material expenditure and plant hire costs.
• Secure best value from subcontractors and suppliers.
• Review subcontractor variations and ensure the appropriate client approvals are obtained.
• Ensure all chargeable works are accurately identified and captured.
• Maximise the effective use of Schedule of Rates codes across all workstreams.
• Advise on, formulate and submit loss and expense claims where applicable.
• Carry out post-completion commercial evaluations to inform future projects and improve commercial performance.
• Produce accurate cost-to-complete and value forecasts in line with agreed budgets.
• Identify and report any commercial variances that may impact project margin or programme.
• Review contract terms prior to commencement, identifying commercial risks, key clauses and contractual obligations, and communicate these effectively to the project and delivery teams.
• Ensure compliance with relevant Health & Safety, Environmental and HR policies and procedures.
• Prepare and submit quotations and estimates to clients as required.
• Provide a high level of customer service and contribute positively to the organisation's values and objectives.

About You

The successful candidate will have:

• Previous experience working as a Quantity Surveyor within a property maintenance, repairs, refurbishment or construction environment.
• Strong knowledge and practical experience of NHF Schedule of Rates.
• Good understanding of JCT, NEC and NHF contract terms.
• Experience of Price Per Property contract models.
• Understanding of Target Cost Contract models.
• Previous experience within the social housing sector is desirable.
• Strong commercial awareness with excellent attention to detail.
• Strong IT literacy and confidence using relevant commercial and Microsoft Office systems.
• Excellent communication and stakeholder management skills.
• The ability to manage multiple projects and priorities effectively.
• Previous Quantity Surveying experience is essential.
