We are looking for an experienced Quantity Surveyor to join our commercial team, managing the financial and contractual performance of a high-volume housing, property maintenance and refurbishment programme.

The successful candidate will have strong experience working with JCT contracts and be comfortable managing a large number of live jobs simultaneously. The role will involve overseeing approximately 400 jobs per month, covering works including kitchen installations, bathroom refurbishments, roofing, planned maintenance and general property works.

This is a fast-paced role requiring someone who is highly organised, commercially astute and confident working with large volumes of data, valuations, variations and compliance requirements.

Key Responsibilities

The Quantity Surveyor will be responsible for managing the commercial performance of a high volume of live projects and work orders, overseeing approximately 400 jobs per month and ensuring that works are commercially controlled from instruction through to completion.

The role will involve preparing, assessing and agreeing interim and final valuations, reviewing contractor applications for payment and checking supporting documentation. The Quantity Surveyor will assess completed works against contract requirements, schedules of rates and agreed specifications, as well as identifying, assessing and agreeing variations and additional works where applicable.

The successful candidate will monitor project costs, budgets, forecasts and overall financial performance, identifying commercial risks and opportunities and providing regular reporting to senior management. They will ensure works are completed within agreed budgets and contractual requirements and that completed works, costs and payments are accurately reconciled.

Contract Management

The role requires demonstrable experience working under JCT contracts, with a strong understanding of contractual obligations, notices, payment provisions, variations and contract administration.

The Quantity Surveyor will review contractual documentation and ensure compliance with contract requirements. They will work closely with subcontractors and supply chain partners, assist with resolving commercial and contractual issues where required and ensure appropriate records are maintained to support all commercial and contractual decisions.

High-Volume Housing and Property Works

The successful candidate will ideally have experience working across multiple property workstreams, including kitchen installations, bathroom installations, roofing works, planned maintenance, reactive maintenance, general refurbishment and void property works.

Experience of working within a high-volume environment is essential. The role is focused on managing a significant number of individual jobs and work orders rather than solely managing a small number of large construction projects.

Valuations and Compliance

The Quantity Surveyor will be responsible for carrying out regular valuations and assessing works completed on site. All valuations must be supported by appropriate evidence and documentation and must meet the relevant specification, contractual and compliance requirements before approval.

The role will require close communication with operational teams, contractors and site teams to resolve discrepancies and ensure that works are correctly measured, valued and recorded.

The successful candidate will maintain accurate commercial records and audit trails, ensure commercial processes comply with company procedures and client requirements, and support audits by providing accurate commercial documentation when required.

Key Skills and Experience

The successful candidate will have proven experience working as a Quantity Surveyor within construction, housing, maintenance, refurbishment or a similar environment.

Strong working knowledge and practical experience of JCT contracts is essential. The candidate must have experience managing a high volume of works or orders simultaneously, together with a strong understanding of valuations, payments, variations, cost control, measurement and pricing.

Excellent organisational skills and the ability to manage competing priorities are essential, as is the ability to analyse large volumes of commercial information and identify discrepancies quickly.

The successful candidate will have strong communication and negotiation skills, good IT skills, particularly Microsoft Excel and commercial or project management systems, and the ability to work independently while making commercially sound decisions.

Experience within social housing, local authority, housing association or property maintenance environments would be highly desirable. Experience managing high-volume kitchen, bathroom and roofing programmes, schedules of rates, planned and reactive maintenance contracts and subcontractor supply chains would also be advantageous.

A relevant Quantity Surveying qualification, such as a BSc or MSc in Quantity Surveying, HNC, HND or equivalent, would be desirable. RICS membership or working towards chartership would also be advantageous.

The ideal candidate will be highly organised, analytical and exceptionally detail-focused, with the ability to work effectively in a high-volume, fast-paced environment.

They will be a strong communicator who can build effective relationships with contractors, clients and internal teams. They will have a proactive in identifying commercial risks and opportunities and will have a practical, solutions-focused approach with a strong understanding of how construction and property maintenance works are delivered on site.

What Success Looks Like

The successful Quantity Surveyor will ensure that a high volume of works is delivered efficiently, compliantly and within budget, with accurate valuations and strong commercial control.

They will be capable of managing approximately 400 jobs per month, maintaining excellent commercial records, identifying discrepancies quickly and ensuring contractors are paid accurately for works genuinely completed and compliant with the relevant contract and specification.
