Job summary

The Resourcing Team are recruiting for a highly capable Quantity Surveyor to join our Leeds-based M&E division. You will oversee commercial delivery, from procurement through to final account, ensuring projects remain profitable and compliant.

Based in Leeds, the role involves close collaboration with Commercial Managers, Project Managers and site teams, managing subcontractor agreements, cost control, valuations and client liaison across healthcare, education, and commercial sectors.

Qualifications

  • Previous experience as a Quantity Surveyor in M&E or Building Services.
  • Strong commercial management and cost reporting knowledge.
  • Experience administering JCT and NEC forms of contract.
  • Proven experience managing subcontract procurement and negotiations.
  • Excellent communication and relationship management skills.
  • Proficient in Microsoft Excel and cost control software.
  • Full UK Driving Licence.

Responsibilities

  • Manage the commercial delivery of Mechanical & Electrical projects from pre-construction through to final account.
  • Procure and commercially manage subcontract packages in accordance with company procedures.
  • Attend project handover, pre-start and commercial review meetings.
  • Prepare and submit accurate monthly applications for payment and client valuations.
  • Assess, certify and process subcontractor applications and payments.
  • Measure completed works and prepare cost valuations throughout the project lifecycle.
  • Monitor project expenditure, cash flow and commercial performance against budgets.
  • Produce accurate cost forecasts and monthly commercial reports.
  • Manage variations, compensation events and contractual change control procedures.
  • Prepare and negotiate final accounts with clients and subcontractors.
  • Identify commercial risks and opportunities, implementing mitigation strategies where appropriate.
  • Liaise with clients, consultants, subcontractors and suppliers to maintain positive working relationships.
  • Support Project Managers with commercial advice and project cost control.
  • Assist in the preparation of tender enquiries, bills of quantities and procurement documentation where required.
  • Maintain accurate commercial records and contractual documentation throughout each project.
  • Monitor labour, plant, material and subcontract costs to maximise project profitability.
  • Attend project review meetings and provide commercial updates to senior management.
  • Work collaboratively with the estimating and operational teams to ensure smooth project delivery.

Quantity Surveyor

£50,000 - £65,000 + car allowance

The Quantity Surveyor plays a key role within the Mechanical & Electrical division, supporting the successful commercial delivery of projects across a diverse range of sectors including healthcare, education, commercial, industrial, residential and public sector environments.

Working closely with the Commercial Manager, Project Managers, Estimators and site teams, the role is responsible for managing the commercial and contractual aspects of projects from procurement through to final account. This includes subcontractor management, cost control, valuations, forecasting, change management and client liaison to ensure projects are delivered safely, efficiently and profitably.

The Quantity Surveyor will contribute to the continued growth of the company by protecting commercial interests, identifying opportunities for value engineering and continuous improvement, whilst building strong relationships with clients, suppliers and colleagues across the business.

Key Responsibilities

Essential Qualifications & Experience
  • Previous experience as a Quantity Surveyor within the Mechanical & Electrical or Building Services industry.
  • Strong understanding of commercial management principles across construction projects.
  • Experience administering JCT and NEC forms of contract.
  • Proven experience managing subcontract procurement and commercial negotiations.
  • Excellent knowledge of cost reporting, forecasting and financial management.
  • Experience preparing applications for payment, valuations and final accounts.
  • Strong commercial awareness with the ability to identify project risks and opportunities.
  • Excellent communication and relationship management skills.
  • Strong organisational skills with the ability to manage multiple projects and deadlines.
  • Proficient in Microsoft Office applications, particularly Excel.
  • Full UK Driving Licence.
Desirable Qualifications & Experience
  • Degree in Quantity Surveying, Commercial Management or a related construction discipline.
  • Membership of, or working towards membership of, the Royal Institution of Chartered Surveyors (RICS).
  • Experience working within healthcare, education, commercial or public sector projects.
  • Knowledge of value engineering and lifecycle costing.
  • Experience using commercial management software such as COINS or similar systems.
  • Understanding of BIM and digital construction methodologies.
  • Knowledge of current construction legislation and industry best practice.
  • Experience supporting tendering and pre-construction activities
