  • Head of Property Management
  • Lettings team
  • Operations Manager
About us

Greater London Properties was founded in 2003. We're an independent agent selling and letting homes across Soho, Covent Garden, Bloomsbury, Marylebone and Hyde Park, and we act for several large portfolio owners in Central London.

We think renting in London should be straightforward and well looked after. That means being clear with people, doing what we say we'll do, and knowing our patch properly.

Our four values shape how we work:
  • Ambitious – we set high standards for our clients and ourselves
  • Approachable – we're easy to deal with, for clients and for each other
  • Accountable – we own our work and see it through
  • Authentic – we're honest and consistent
The role

You'll look after a mix of properties: your share of an estate portfolio belonging to one of our key landlords, alongside homes owned by a range of private landlords. For every property you manage, you'll be the main point of contact and the person who knows the tenants and every open issue.

Day to day, you'll keep homes in good order, keep tenants happy and keep landlords informed. We're looking for someone with real tenacity, who sees things through and wants to help move the team forward with our Head of Property Management.

Your portfolio and landlords
  • Be the first call for your clients, building strong working relationships with the estate owner and their team, and with each of your private landlords
  • Attend client meetings and give feedback to the portfolios in person, backed by regular, accurate updates and reports adapted to what each landlord needs
  • Plan maintenance and improvement works across your properties, not just react to repairs
  • Carry out regular inspections and report back on what you find
  • Liaise with freeholders, block managing agents and on service charge matters
Maintenance
  • Get quotes, instruct approved contractors and check their insurance and compliance
  • Deal with urgent and emergency repairs quickly
  • Sign off finished work against invoices and keep spend within the landlord's limits
Rent and money
  • Collect rent and manage arrears, including agreeing payment plans and escalating when needed
  • Work closely with our Financial Controller on rent, arrears and landlord payments
Compliance and licensing
  • Keep every property compliant: gas safety, EICRs, EPCs, smoke and CO alarms, legionella risk assessments, deposit protection and Right to Rent
  • Stay on top of HMO and selective licensing, with specialist support from Kamma and Propaly
  • Serve notices correctly and on time
  • Stay up to date with lettings legislation, including the Renters' Rights Act, and keep landlords ahead of what's changing
Tenances
  • Register deposits, manage check-outs and negotiate end-of-tenancy deductions and disputes
  • Manage renewals and rent reviews in line with current legislation
  • Notify utility companies and the local authority at changeovers
  • Keep our property management system accurate and up to date
New business
  • Go to new business meetings with the Head of Property Management
  • Use your knowledge to help win new business
Innovation and ideas

Our property management department is growing, and we want people who'll help shape how it develops. If you've seen something work well elsewhere, we want to hear about it.

We have already made a start. Our rent roll is moving to an automated system, with a landlord portal that makes life easier for landlords and the team. We also use specialist support from Kamma and Propaly to help us stay on top of property licensing.

We're open to changing how we do things when there's a better way. That could be a process that saves time, a smarter use of technology, or a change that makes life easier for our tenants and landlords. You'll work with the Head of Property Management to spot these, suggest them and put them in place, and to make sure new systems stick.

About you
Experience
  • Property management experience, and ready to expand your skills and learn how a landlord portfolio and estate operates
  • Experience managing properties for a range of private landlords
  • Full knowledge of planned and reactive maintenance and contractor management
  • Full working knowledge of lettings legislation, compliance and licensing
  • Confident using property management systems
  • ARLA Propertymark qualified, or willing to work towards it
Skills and approach
  • Tenacious: you stick with a problem until it's properly resolved
  • Keen to put good systems in place and make them work harder for the team
  • Ambitious to progress as the department grows
  • Organised and thorough, with a good memory for properties, people and ongoing issues
  • Articulate and client ready, comfortable in meetings and with landlords, tenants, contractors and colleagues
  • Responsive and caring – you know every repair report is about someone's home
  • Confident with numbers: rents, deposits, invoices and budgets
  • A fair and confident negotiator, whether on renewals, deductions or contractor prices
  • Proactive – you spot problems early and deal with them
  • Calm under pressure and able to handle difficult conversations professionally
What we offer

You'll join a fantastic, supportive team where standards are high and good work is noticed. There's real room to grow as the department develops, and a path to progress for the right person. You'll also get:

  • Regular team socials
  • Team Member of the Month, with a spin of the prize wheel for the winner
  • Your birthday off
  • Flexibility over the Christmas period, so you only need to be in when you're needed
  • Regular appraisals to make sure you're happy, supported and reaching your potential
  • Private health care after two years with us
  • Salary is variable pending experience
