Job summary

BBL Property recruitment Ltd is recruiting for a Client Side (Developer) Property Manager based in Enfield. The role is office-based with approximately 2000 in-house managed units, supported by an Assistant PM and admin staff.

Responsibilities include budgets, site inspections, and major works, with a strong emphasis on high-rise H&S and Fire Safety. You will be joining a developer-side team, ideal for a manager currently in a corporate agency seeking to switch.

Qualifications

• Experience in high-rise developments.
• Solid understanding of health and safety and fire safety requirements.
• Familiarity with facilities management, plant, and building management systems.

Responsibilities

• Oversee approx. 2000 units managed in-house, with support from an Assistant PM and admin team.
• Manage budgets, records, and major works programs.
• Conduct site inspections and ensure compliance with H&S and Fire Safety standards.
• Office-based role near Enfield, coordinating with internal teams and external stakeholders.

Client Side (Developer) Property Manager – Enfield (office based) c£55k

Our client is one of the largest, privately owned Developers in the UK, responsible for the delivery of residential, mixed-use, hospitality, and commercial projects across London, the Home Counties, and Midlands.

With an in-house management team overseeing 35 developments comprising everything from high rise to high end, they’re now looking to hire an additional Property Manager as follows:

• Office based, close to Enfield with excellent road and rail transport links
• Utilising a dedicated Assistant PM and strong admin/accounting support to oversee approx. 2000 units (all in-house built and managed)
• Full range of duties from budgets to site inspections and major works
• High Rise experience essential, with solid understanding of related H&S and Fire Safety
• Good knowledge of FM/Plant/BMS critical
• TPI or RICS preferred (working towards acceptable)
• An ideal opportunity for a Property Manager already working within a corporate agent keen to switch to Developer side (you will likely be familiar with some of our clients’ sites already)

The successful Property Manager can expect a starting basic salary up to £55k plus benefits with reviews and uplifts based on tenure.
