Job summary

Pertemps is seeking an organised, proactive Property Manager for a full-time, permanent role in the UK. You will oversee day-to-day management of a residential portfolio, liaising with landlords, tenants and contractors to deliver a professional service.

Some Saturday work is required, with progression opportunities available. Salary ranges from £28,000 to £32,000 per annum, depending on experience, with a 40-hour workweek and a three‑week Saturday rotation.

Qualifications

• Previous experience in residential property management.
• Strong communication and organisational skills.
• Practical/compliance knowledge prioritized over managerial title.
• Experience as lettings administrator/agent with ambition to grow will be considered.

Responsibilities

• Manage a portfolio of residential properties, supporting rental performance and minimising void periods.
• Coordinate routine and emergency maintenance, liaising with landlords, tenants and approved contractors.
• Arrange and monitor property compliance requirements, including gas safety, electrical checks and fire safety.
• Carry out home inspections and manage check-ins, check-outs, inventories and tenancy deposits.
• Monitor rent payments, follow up arrears and communicate with tenants regarding outstanding balances.
• Maintain positive relationships with landlords and tenants, providing updates and advice on rental values and housing improvements.
• Handle day‑to‑day tenancy queries and ensure records and administration are kept up to date.

The Ideal Candidate

You will have previous experience in residential property management, strong communication and organisational skills, and a practical, customer-focused approach.
Although experience at Manager will be useful, the practical / compliance knowledge is more important.
Those with a background as a lettings administrator / agent with ambition to grow and develop a portfolio will absolutely be considered.
You should be comfortable managing competing priorities, resolving issues and working as part of a team.

Salary and Hours

Salary of £28,000–£32,000 per annum, depending on experience, working 40 hours per week, Monday to Friday, with one Saturday worked in every three-week rota and a day off in lieu during the following week.
