Job Title: Property Manager

Job Purpose
The Property Manager is responsible for overseeing the day-to-day operations of residential or commercial properties. This includes maintaining property standards, managing tenants, ensuring compliance with relevant laws, and maximizing property value and rental income.
Key Responsibilities
- Oversee and manage a portfolio of residential/commercial properties
- Act as the main point of contact for tenants, addressing queries and resolving issues promptly
- Handle tenant onboarding, lease agreements, renewals, and terminations
- Conduct regular property inspections to ensure safety, maintenance, and cleanliness
- Coordinate and supervise maintenance, repairs, and contractors
- Collect rent, track arrears, and manage service charges or utility bills
- Ensure compliance with health & safety regulations and relevant property laws
- Maintain accurate records of property activity, finances, and tenant interactions
- Prepare financial reports and budgets for property owners or senior management
- Manage refurbishment or improvement projects where necessary
- Liaise with estate agents, solicitors, and external stakeholders as required
Requirements:
- Proven experience as a Property Manager or in a similar role
- Strong knowledge of property management laws and regulations
- Excellent communication and negotiation skills
- Ability to handle multiple properties and tasks efficiently
- Strong organisational and problem-solving skills
- Proficient in property management software and MS Office
- Valid drivers licence (if travel between sites is required)
Desirable:
- ARLA Propertymark qualification or similar certification
- Experience managing HMO or block properties (if applicable)
- Familiarity with landlord/tenant dispute resolution
