Job summary

Pear Recruitment is seeking a seasoned Property Manager for a Lee-based role within a growing Property Management team.

You will manage a portfolio of approximately 750 properties and work with pre-tenancy and credit control teams to deliver exceptional service. The role emphasises ownership, landlord/tenant relationship building, problem solving and high customer service standards.

Responsibilities

  • Handling maintenance enquiries from tenants and landlords.
  • Diagnosing and prioritising maintenance issues.
  • liaising with contractors and arranging works.
  • Obtaining quotes and securing appropriate approvals.
  • Monitoring works through to completion.
  • Keeping landlords and tenants updated.
  • Reviewing invoices and ensuring works are closed.
  • Managing urgent and emergency maintenance situations.
  • Reviewing Property Visit reports.
  • Identifying maintenance or property condition concerns and providing recommendations.
  • Following up required actions and monitoring recurring issues.
  • Monitoring property compliance and arranging certifications.
  • Ensuring certificates remain up to date and records are maintained.
  • Managing the End of Tenancy process and coordinating close-out.
  • Negotiating deposit returns and resolving disputes as needed.

Pear Recruitment: Property Manager

Location: Lee

Salary: £30,000 - £35,000 (Depending on experience)

Hours: Mon - Fri 9am - 6pm

Our client is looking for an experienced and driven Property Manager to join their growing Property Management team.

You'll be joining a team of four Property Managers collectively responsible for approximately 750 fully managed properties, with a defined role and dedicated support from our pre-tenancy and credit control teams.

This is an opportunity to take ownership of your portfolio, build strong relationships with landlords and tenants, solve problems and deliver an exceptional Property Management service.

Responsibilities
Maintenance Management
  • Handling maintenance enquiries from tenants and landlords
  • Diagnosing and prioritising maintenance issues
  • Liaising with contractors and arranging works
  • Obtaining quotes and securing appropriate approvals
  • Monitoring works through to completion
  • Keeping landlords and tenants updated
  • Reviewing invoices and ensuring works are appropriately closed down
  • Managing urgent and emergency maintenance situations
Property Visits & Inspections
  • Reviewing Property Visit reports
  • Identifying potential maintenance or property condition concerns
  • Providing clear recommendations to landlords
  • Following up required actions
  • Monitoring recurring issues
  • Ensuring appropriate records and actions are maintained
Compliance
  • Monitoring property compliance requirements
  • Arranging and tracking certification
  • Ensuring certificates remain up to date
  • Liaising with contractors and landlords where action is required
  • Identifying and escalating compliance risks
  • Maintaining accurate records
End of Tenancy
  • Managing the End of Tenancy Process
  • Serving appropriate legal notices
  • Coordinating the property through the end of the tenancy
  • Reviewing checkout information
  • Negotiating the return of deposits
  • Managing disputes where required
  • Liaising with landlords, tenants and relevant third parties
  • Court hearings and bailiff/eviction attendance form part of the role where required, around 1-2 cases per month across the wider team.
Skills
