GROUND SOLUTIONS UK LIMITED is seeking a customer-focused Property Manager to oversee a portfolio of residential developments and deliver high standards of service. You will manage daily operations, build relationships with customers and contractors, and ensure compliance with leases and regulations.

The role requires at least 2 years in residential property management, strong organisation, and the ability to work independently.

Qualifications

Property Manager

We are seeking an experienced and customer focused Property Manager to join our team. This role involves delivering a high standard of customer service while managing a portfolio of residential developments.

Key Responsibilities

• Manage the day-to-day operations of a portfolio of developments
• Build and maintain strong relationships with customers, colleagues and contractors
• Prepare and negotiate service charge budgets and monitor expenditure
• Conduct regular site visits and inspections of the developments
• Ensure compliance with health and safety regulations and relevant legislation
• Handle property related issues promptly and effectively
• Appoint and manage contractors and service providers
• Interpret and enforce Lease and Transfer covenants, ensuring obligations are met
• Maintain accurate records and documentation

About You

• Minimum of 2 years' experience in residential property management
• Strong understanding of Leases, Transfers, and property legislation
• Excellent organisational skills with the ability to prioritise workloads effectively
• Customer focused with strong communication and relationship building abilities
• Able to work independently and use initiative with minimal supervision
• A positive team player who upholds company values and standards
• TPI qualified (or willing to work towards accreditation) or hold a similar professional qualification

• Hours 8.30am-5.00pm with 1 hour unpaid for breaks
