About the Role:

We are looking for a hands-on and organised Property Maintenance Manager to oversee the preparation and refurbishment of residential properties for housing association standards. You will be responsible for coordinating repairs, upgrades, safety checks, and ensuring all properties are delivered ready for occupancy on time and within budget.

Key Responsibilities:

• Manage and coordinate all maintenance, repair, and refurbishment works across multiple properties
• Organise and supervise contractors, tradespeople, and suppliers
• Conduct property inspections and create detailed work schedules and snagging lists
• Ensure all properties meet the required housing association specifications, health and safety regulations, and compliance standards
• Source and manage materials and supplies efficiently
• Monitor project timelines, budgets, and quality of workmanship
• Liaise with internal teams, external contractors, and housing association representatives
• Maintain accurate records of works carried out, certifications, and compliance documents
• Handle emergency maintenance issues as needed
• Proactively identify areas for improvement and cost-saving measures

Requirements:

• Previous experience in property maintenance management or a related field (essential)
• Strong knowledge of building regulations, HHSRS (Housing Health and Safety Rating System), and housing association standards
• Ability to coordinate multiple projects at once and work to tight deadlines
• Excellent communication and negotiation skills
• Strong problem-solving abilities and attention to detail
• Ability to manage contractors and ensure quality workmanship
• Good IT skills for record-keeping and scheduling

• Full UK driving licence and access to a vehicle (essential)
