Job summary

CBRE is seeking a Project Site Manager to oversee the safe, on-time delivery of Rail, Civils, Construction, M&E, and related projects across multiple client sites in the Midlands and beyond. This hands-on role requires leadership, technical expertise, and strict adherence to safety and regulatory standards.

You will coordinate with Project Managers, contractors and clients, manage site activities from mobilisation to completion, and ensure quality, cost control, and timely handovers.

Qualifications

  • Minimum 5 years' site management experience within Rail, Civils, Construction, M&E, FM, or Critical Environments.
  • Demonstrable experience delivering Rail and/or Civil Engineering projects.
  • Proven track record of delivering projects safely, on time, and within budget.
  • Experience managing subcontractors and coordinating multiple workstreams on live operational sites.
  • Experience working in highly regulated environments with stringent health and safety requirements.

Responsibilities

  • Manage the end-to-end delivery of project works across multiple client sites.
  • Act as Principal Contractor under the CDM Regulations 2015 and Building Safety Act 2022.
  • Plan, coordinate, and supervise site activities to ensure projects are delivered safely and on programme.
  • Lead site inductions, toolbox talks, inspections, audits, and permit-to-work processes.
  • Ensure QHSE standards and procedures are followed.
  • Monitor contractor performance and safety/quality adherence.
  • Identify, assess and mitigate project risks and issues.
  • Oversee project documentation, RAMS, permits, progress reports, and site records.
  • Coordinate project handovers and commissioning/close-out documentation.
  • Build relationships with clients, stakeholders, and supply chain partners.
  • Support Project Managers in programme delivery, cost control and resource planning.
  • Identify additional opportunities within client portfolios and support growth.

About the Role

We are seeking an experienced and driven Project Site Manager to oversee the safe and successful delivery of projects across a diverse client portfolio. This is a hands‑on role requiring strong leadership, technical expertise, and a commitment to safety, quality, and operational excellence.

The successful candidate will have a proven background within Rail and Civil Engineering projects, alongside experience in construction, M&E, FM, or critical environments. You will be responsible for managing site activities from mobilisation through to completion, ensuring projects are delivered safely, on time, within budget, and to the highest standards.

As a key member of the project delivery team, you will work closely with Project Managers, contractors, and clients, acting as a trusted partner and ensuring compliance with all statutory, regulatory, and company requirements.

Key Responsibilities

About You Essential Experience

Essential Skills & Knowledge
  • Strong understanding of construction methodologies and site management principles.
  • Sound knowledge of Health & Safety legislation and industry best practices.
  • Ability to interpret technical drawings, specifications, and project documentation.
  • Excellent organisational, planning, and problem‑solving skills.
  • Strong communication and stakeholder management abilities.
  • Commercial awareness with the ability to manage project priorities effectively.
  • Mechanical and/or Electrical knowledge would be advantageous.
Essential Qualifications
  • Recognised technical qualification in Construction, Civil Engineering, Mechanical Engineering, or Electrical Engineering.
  • Valid CSCS Card.
Desirable Qualifications
  • SMSTS (Site Management Safety Training Scheme).
  • NEBOSH Certificate.
  • IOSH Managing Safely.
  • CDM Regulations 2015 training and experience.
  • Rail industry certifications and competencies.
