Job summary

Criterion Capital Ltd. seeks a proactive Construction Project Manager to own a Windsor hotel refurbishment, from planning and procurement through construction, completion and handover.

The role requires leading the project team, challenging design and construction professionals, managing programme and costs, and delivering to high standards of quality, safety and operation in a live hotel environment.

Qualifications

• Minimum 5 years' experience in construction project management.
• Proven track record delivering medium to large-scale hotel/refurbishment projects.
• Experience managing complex refurbishments from pre-construction to completion.
• Experience in operational or partially operational live hotel environments is desirable.
• Strong knowledge of UK construction processes, building regs and CDM Regulations.
• Bachelor's degree in a related field; professional memberships (RICS, CIOB, APM) advantageous.

• Work with hotel management to minimise disruption to operations.
• Lead commissioning, snagging, practical completion and handover.

Job description

Criterion Capital is seeking a proactive, commercially minded and detail-oriented Construction Project Manager to take full ownership of a hotel refurbishment project in Windsor, England.

The successful candidate will be responsible for managing the project from planning and procurement through to construction, completion and handover.

This role requires an experienced project manager who can lead the project team, challenge design and construction professionals, manage programme and costs, and ensure the highest standards of quality, safety and delivery. Experience working within hotel, hospitality, refurbishment or complex occupied environments is highly desirable.

Key Responsibilities:

• Take overall responsibility for the successful delivery of the hotel refurbishment project, including scope, programme, budget, quality and handover.
• Develop and maintain comprehensive project plans covering scope, objectives, programme, resources, procurement and budget.
• Establish and manage detailed project programmes, milestones and critical paths, ensuring works are delivered on time.
• Manage project budgets, monitor expenditure, assess financial risk and ensure cost-effective delivery.
• Lead the procurement and appointment of contractors, consultants and suppliers, negotiating contracts and commercial terms to achieve best value.
• Manage and coordinate the design team, consultants, contractors and specialist subcontractors, challenging proposals where required to achieve the project objectives.
• Identify, manage and mitigate project risks, proactively resolving issues, delays and conflicts throughout the project lifecycle.
• Coordinate all construction activities, ensuring effective sequencing and integration of architectural, structural and MEP works.
• Work closely with hotel management and operational teams to minimise disruption to hotel operations, guests and neighbouring stakeholders where applicable.
• Ensure appropriate planning and phasing of works, particularly in guest rooms, public areas, back-of-house areas and other operational spaces.
• Obtain and coordinate necessary approvals, permits, inspections and statutory requirements.
• Ensure compliance with UK health and safety legislation, CDM requirements, building regulations and relevant construction standards.
• Implement robust quality control procedures and ensure works are completed to the required specification and standard.
• Monitor contractor performance, programme progress, quality, health and safety and compliance.
• Act as the primary point of contact for the client, hotel management, consultants, contractors and other key stakeholders, providing clear and regular project updates.
• Manage change control, variations, contractor claims and commercial issues, ensuring appropriate approvals and documentation are maintained.
• Maintain accurate and organised project records, including contracts, drawings, programmes, change orders, meeting minutes, inspection records and handover documentation.
• Lead the commissioning, snagging, practical completion and handover process, ensuring the hotel is ready for occupation and operation.
• Drive the project forward with a proactive approach, identifying opportunities to improve programme, quality and value.

About You:

• Minimum 5 years' experience in construction project management, preferably with experience managing refurbishment or fit-out projects.
• Proven track record delivering medium to large-scale hotel, hospitality, refurbishment or conversion projects.
• Previous experience managing complex refurbishment projects from pre-construction through to completion is essential.
• Experience working within an operational or partially operational hotel or similar live environment is highly desirable.
• Strong understanding of UK construction processes, building regulations, health and safety requirements and CDM Regulations.
• Bachelor's degree in Construction Management, Civil Engineering, Project Management or a related discipline.
• Relevant professional qualifications or membership of RICS, CIOB, APM or similar would be advantageous.
• Strong knowledge and understanding of MEP systems, particularly within hotel and hospitality environments.
• Strong commercial awareness with experience managing budgets, procurement, contracts and change control.
• Excellent leadership, communication, negotiation and stakeholder management skills.
• Strong programme and project management capabilities, with experience using tools such as MS Project, Primavera P6, Procore or similar.
• Highly organised, detail-oriented and capable of managing multiple priorities in a fast-paced environment.
• Ability to anticipate problems, make informed decisions and drive solutions.
• A proactive and hands-on approach, with the confidence to challenge consultants, contractors and other project stakeholders where required.
• Ability to build strong working relationships while maintaining a clear focus on programme, budget, quality and project objectives.
• Willingness to be site-based in Windsor, England for the duration of the project.
