Job summary

Criterion Capital Ltd. seeks a proactive Construction Project Manager to own a Windsor hotel refurbishment, from planning and procurement through construction, completion and handover.

The role requires leading the project team, challenging design and construction professionals, managing programme and costs, and delivering to high standards of quality, safety and operation in a live hotel environment.

Qualifications

• Minimum 5 years' experience in construction project management.
• Proven track record delivering medium to large-scale hotel/refurbishment projects.
• Experience managing complex refurbishments from pre-construction to completion.
• Experience in operational or partially operational live hotel environments is desirable.
• Strong knowledge of UK construction processes, building regs and CDM Regulations.
• Bachelor's degree in a related field; professional memberships (RICS, CIOB, APM) advantageous.

Responsibilities

• Take overall responsibility for successful delivery including scope, programme, budget and handover.
• Develop and maintain comprehensive project plans covering scope, objectives and budget.
• Establish and manage detailed programmes, milestones and critical paths.
• Manage budgets, costs and procurement for best value.
• Lead procurement of contractors, consultants and suppliers; negotiate contracts.
• Coordinate design team, consultants, contractors and subs; challenge proposals as needed.
• Identify and mitigate project risks; resolve delays and conflicts.
• Coordinate all construction activities ensuring proper sequencing of works.
• Work with hotel management to minimise disruption to operations.
• Lead commissioning, snagging, practical completion and handover.
• Drive programme improvements and value throughout the project lifecycle.
