Job summary

The role emphasizes client liaison, risk management and effective handover to delivery teams. The successful candidate will manage multiple tenders, interpret complex drawings and specs, and drive value engineering and robust design

Qualifications

• Experience as Pre-Construction Manager or similar in construction.
• Strong understanding of builders works, refurbishment, fit-out or main contracting.
• Experience managing complex tender and pre-construction processes.
• Excellent commercial awareness and understanding of construction methodologies.
• Ability to interpret drawings, specifications and technical documentation.

Responsibilities

Hill & Hill Recruitment are working with a well-established and growing specialist contractor delivering builders works, refurbishment and construction packages across commercial, residential, healthcare, education and public sector projects throughout London.

Due to continued success and an expanding portfolio of secured and upcoming projects, our client is seeking an experienced Pre-Construction Manager to lead and coordinate the pre-construction process from initial enquiry through to project handover. This is an excellent opportunity to join a respected contractor where you will play a key role in securing new business and ensuring projects are set up for successful delivery.

The Role

As Pre-Construction Manager, you will take ownership of the pre-construction process, working closely with estimating, commercial, design and operational teams to develop competitive, commercially viable and technically robust tender submissions.

Key responsibilities include:

• Managing the pre-construction process from enquiry through to contract award.
• Reviewing tender documentation, specifications, drawings and client requirements.
• Coordinating tender programmes and ensuring submission deadlines are achieved.
• Working alongside estimating teams to develop accurate and competitive cost proposals.
• Leading design coordination during pre-construction and identifying technical solutions.
• Liaising with clients, consultants, architects and supply chain partners throughout the tender process.
• Identifying project risks, opportunities and value engineering solutions.
• Managing subcontractor engagement and reviewing technical submissions.
• Preparing and delivering tender presentations and client meetings where required.
• Supporting contract negotiations and ensuring a seamless handover to delivery teams.
• Developing strong relationships with clients to support repeat business and future opportunities.

Requirements

• Previous experience as a Pre-Construction Manager, Bid Manager, Design Manager or Senior Estimator within the construction industry.
• Strong understanding of builders works, refurbishment, fit-out or main contracting projects.
• Experience managing complex tender and pre-construction processes.
• Excellent commercial awareness and understanding of construction methodologies.
• Ability to interpret drawings, specifications and technical documentation.
• Strong stakeholder management and communication skills.
• Experience coordinating multidisciplinary teams and external consultants.
• Excellent organisational skills with the ability to manage multiple live tenders.
• Proficient in Microsoft Office and common pre-construction and estimating software.
