Part Time Management Surveyor - East London - Leading Brand - Flexible/Hybrid working

Are you a qualified Surveyor seeking a step back to part-time flexible work?

Are you looking to work with a leading brand in property and surveying with extensive benefits?

Our leading Estates Management and Chartered surveying business is seeking a new Surveyor to work across their London operations, overseeing a small portfolio of established commercial clients. Working as part of a highly successful team, you will be accountable for delivering property management services, client care, and liaison for a small mixed portfolio of residential and commercial buildings on behalf of private and corporate clients, in accordance with the RICS code of practice.

Duties will include:

1. Carrying out measurement surveys to determine floor areas in compliance with IPMS or local market practices.
2. Reading and interpreting commercial and residential leases and advising clients.
3. Obtaining suitable market comparable data and negotiating settlements for rent reviews and lease renewals.
4. Preparing written or oral evidence for referrals to independent experts or arbitrators as required.
5. Instructing and managing external letting agents and professional advisers to achieve open market lettings of commercial premises.
6. Instructing and managing external professional advisers in relation to lease renewals.
7. Proof checking rent demands and assisting the credit control team in chasing arrears.
8. Carrying out measured surveys of buildings and interpreting plans.
9. Preparing and administering Service Charge budgets in compliance with RICS Practice Statements.
10. Undertaking periodic reviews of Service Charge Budgets.
11. Carrying out Market Valuation work independently.
12. Preparing Valuation Reports for new lettings or disposals.
13. Understanding rating assessments and appeals processes and conducting these when needed.
14. Preparing EPC reports.
15. Working with stakeholders to implement improvement works.
16. Carrying out periodic visits of properties as per Management Agreement terms.
17. Inspecting common parts of multi-let buildings to ensure compliance with H&S risk assessments.
18. Performing preventative maintenance inspections.
19. Dealing with building occupiers regarding maintenance and repair issues.
20. Obtaining competitive quotations for repairs and maintenance works.
21. Processing and approving supplier and contractor invoices.
22. Monitoring contractor performance.

Experience required:

1. AssocRICS or MRICS
2. Strong teamwork mentality

5. Based in London or surrounding areas / willing to travel (expenses paid)
6. Excellent communication skills, both written and in person
7. Good understanding of tenant and landlord legislation and regulations
