Job summary

Residential Living Recruitment is seeking an Operations Manager to oversee a portfolio of Single-Family Housing (SFH) properties and lead a team of Property Managers. The role is remote with occasional site visits to Milton Keynes, Braintree, Kent, Bedfordshire and Hampshire.

You will monitor KPIs, drive operational improvements, and ensure day-to-day operations are efficient while maintaining high standards and resident satisfaction.

Responsibilities

• Lead, manage, and support a team of Property Managers overseeing a Single-Family Housing portfolio.
• Monitor team performance and ensure operational targets and KPIs are achieved.
• Provide guidance, coaching, and development to Property Managers.
• Oversee day-to-day property operations, ensuring properties are managed efficiently and effectively.
• Monitor occupancy, leasing performance, rent collection, arrears, renewals, and resident satisfaction.
• Oversee maintenance operations, contractor performance, vendor relationships, and property expenditure.
• Identify operational challenges and implement solutions to improve efficiency and service delivery.
• Establish and maintain consistent processes, procedures, and standards across the team.
• Ensure compliance with property management legislation, safety requirements, and company policies.
• Handle escalated property and resident issues, ensuring timely resolution.
• Review operational reports and performance data, identifying trends and risks.
• Work with senior leadership to report portfolio performance and support business objectives.
• Conduct occasional site visits to assess property conditions and team performance.

About the Role

We are seeking an experienced and motivated Operations Manager to oversee a portfolio of Single-Family Housing (SFH) properties and lead a team of Property Managers.

This is an excellent opportunity for an established Operations Manager or a Senior Property Manager ready to take the next step into a leadership role. The successful candidate will combine strong property management knowledge with the ability to lead people, improve operational performance, and ensure the effective day-to-day management of the portfolio.

Working remotely, with occasional site visits as required, you will be responsible for supporting and developing the Property Management team, maintaining high operational standards, and ensuring that portfolio objectives and business targets are achieved.

About You

We are looking for a confident property management professional with strong operational knowledge and the ability to lead and motivate a team.

You will ideally have:

• Proven experience in residential property management, preferably within Single-Family Housing (SFH).
• Previous experience managing, supervising, or leading a team of Property Managers.
• A strong understanding of property operations, including leasing, maintenance, rent collection, renewals, and resident relations.
• Experience monitoring KPIs, managing performance, and driving operational improvements.
• Strong organisational, leadership, and problem-solving skills.
• The ability to manage competing priorities and make effective operational decisions.
• Excellent communication and relationship-management skills.
• A proactive, accountable, and solutions-focused approach.
• The ability to work independently and manage a remote team effectively.
• Flexibility to travel for occasional property or site visits as required.
