Job summary

Gentoo in Sunderland seeks a Maintenance Surveyor to investigate damp and mould reports, identify root causes, and propose cost-effective repairs in line with Awaab’s Law. You’ll support customers, raise repair orders, and use site IT systems and moisture-detection gear.

A 36-hour week, Mon–Fri, with occasional overtime and hybrid working support. The role requires a full UK driving licence, knowledge of Building/Planning regulations, and asbestos awareness; DBS check funded by Gentoo; and a

Qualifications

• Full UK Driving Licence.
• ONC/HNC in Construction or equivalent work experience in construction.
• Knowledge of Building Regulations, Highway Regulations and Party Wall Act with damp/mould experience.
• Asbestos Awareness course ( Gentoo provides course).
• Customer-focused service approach.
• Excellent literacy, numeracy, IT skills and ability to use handheld devices.
• Ability to work in internal and external environments.
• Strong organisational, planning and negotiating skills.
• Experience in planning and coordinating work.

Responsibilities

• Carry out detailed full property inspections focusing on damp and mould; identify causes and recommend repairs.
• Provide guidance and information to customers as required.
• Identify asbestos-containing materials, coordinate survey requests and analyse results before permissions.
• Raise maintenance work orders with relevant SOR and ensure accurate paperwork.
• Identify building defects and provide Building Technical Advice to team members.
• Liaise with management on inspection outcomes and trend analysis.
• Be flexible to support management when required.

Job Description

Are you ready to make a real impact in the housing sector? Join our Property Maintenance team at Gentoo in the role of Maintenance Surveyor within our Damp and Mould team. We are dedicated to supporting our customers to live in safe, healthy, warm homes and ensuring any reports of damp or mould are dealt with efficiently and effectively. That's why we're looking for someone with expertise in identifying the root cause of defects and proposing appropriate remedial actions in line with Awaab’s Law. As a key player in our repairs service, you'll be at the forefront of investigating reports of damp and mould, understanding their causes, providing invaluable advice to our customers, and raising repair orders to keep their homes safe and comfortable. Training will be given on our IT systems used for completing reports from inspections and the moisture detection equipment used by surveyors. We support a great work-life balance. As a Maintenance Surveyor, you will work a standard 36-hour working week, Mon – Fri, with an early finish on Fridays. We ask that you have a flexible approach to meet the needs of the business, including occasional overtime as required. We are also proud to be certified as a “Great Place To Work”. A full UK driving licence and a basic DBS check (arranged and funded by Gentoo) are required for this position.

Key responsibilities will include

• Carry out detailed full property inspections with a key focus on investigating reports of damp and mould in the scope of Awaab’s Law, identifying causes and recommending effective and cost-efficient repairs /solutions.
• Provide appropriate guidance and information to customers as required.
• Identify any potential asbestos-containing materials whilst on site, coordinate asbestos survey requests and analyse results before issuing work or granting any permission requests.
• Raise maintenance works orders to properties where required (both internal & sub-contracted work) with relevant SOR, ensuring effective recording and reporting and ensuring all paperwork is completed accurately and on time.
• Identify building defects and Provide Building Technical Advice as required to members of the group as necessary, ensuring a high-quality, customer-focused service.
• Liaise with management regarding outcomes and results of inspections and trend analysis.
• Should business needs require, the ability to demonstrate competence in non-trade specific tasks, and flexibility to support the management team as and when required.

What we are looking for (essential criteria)

• A Full UK Driving Licence.
• ONC/HNC in Construction, OR the ability to demonstrate the equivalent work experience in a construction-related field.
• It is essential that you can demonstrate practical knowledge of Building and Planning Regulations, Highway Regulations and Party Wall Act, with the following experience: detecting building defects, and identifying causes of damp and mould.
• Asbestos Awareness, the successful candidate will complete an Asbestos awareness course provided by Gentoo; however, some knowledge of asbestos and the impact/processes around property repairs would be advantageous.
• Providing a customer-focused service.
• Excellent literacy, numeracy, technical and IT skills with experience of using a handheld device.
