Job Title - Repair and Maintenance Surveyor

Location - Birmingham - Field Based

Contract type - Permanent

Working hours - 37 hours

We are seeking an experienced and proactive Repairs & Maintenance Surveyor with specialist knowledge in damp, mould, and condensation to join our Property Services team.

You will play a key role in improving the condition of our homes and ensuring residents live in safe, healthy, and well‑maintained environments.

About the Role

• Prepare repair specifications, schedules of work, or job tickets for contractors.
• Prioritise and categorise repairs (e.g. emergency, urgent, routine).
• Ensure works are carried out to standards, within budget, and on time.
• Diagnose damp and mould problems using diagnostic equipment and have a good knowledge of damp and mould causation and remedies.
• Carry out inspections of buildings (reactive, planned, or cyclical).
• Diagnose building defects and identify required repairs.
• Assess the condition of structures, roofs, plumbing, heating, electrical systems, and finishes.

About you

• Proven experience in building maintenance, surveying, or property management, ideally within social housing.
• Strong understanding of building pathology particularly causes and solutions for damp and mould.
• Excellent diagnostic, analytical, and report‑writing skills.
• Knowledge of relevant legislation and regulations, including Housing Health and Safety Rating System (HHSRS) and health & safety compliance.
• Ability to manage contractors and ensure quality standards are met.
• Knowledge of the Party Wall Act 1996 (desirable).
• Strong communication and customer service skills, with the ability to engage empathetically with residents.
• A full UK driving licence and access to a vehicle.
