Job description

Square Gardens by Downing Living is centered around green and open landscaped spaces. Fundamental to our brand is delivering a sustainable place to live and gather with exclusive shared resident amenities and services.

As a Maintenance Operative, you will be responsible for providing a proactive and responsive repair and maintenance service, ensuring that faults and maintenance requests within the accommodation are dealt with promptly to deliver the best experience to our residents.

Duties and Responsibilities

  • Undertake repair and maintenance tasks to a high standard, including plumbing, joinery, electrical work, painting, and decorating, supervising subcontracted aspects as needed.
  • Complete reactive maintenance jobs efficiently and to a consistent high standard.
  • Ensure all residents enjoy a high level of maintenance and cleanliness.
  • Respond promptly to health and safety concerns.
  • Maintain all maintenance and health and safety records accurately.
  • Perform PPM checks (e.g., emergency lighting, fire alarms).
  • Assist with daily health and safety inspections.
  • Support risk assessment monitoring and escalate issues to the Line Manager.
  • Carry out redecoration and repairs in apartments and communal areas.
  • Identify potential areas for future work and communicate accordingly.
  • Complete all documentation in line with company policies.
  • Escort contractors on-site as required.
  • Conduct building audits for health, safety, and compliance.
  • Assist with periodic inspections and end-of-tenancy maintenance tasks.
  • Prepare apartments for new occupants.
  • Support CapEx improvement projects and schedules.
  • Respond to emergencies and urgent issues per maintenance call-out procedures.
  • Manage and meet KPIs set by the line manager.
  • Coordinate with management to prepare amenity spaces for events.

Attributes & Skills

  • Experience in domestic electrical, plumbing, or general maintenance is advantageous.
  • Relevant qualifications in plumbing, joinery, or electrical systems are preferred.
  • Thorough understanding of Health & Safety legislation and its application.
  • Building mobilization experience is a plus.
  • Well-organized with problem-solving skills, able to prioritize and work under pressure.
  • Commitment to meeting deadlines and ensuring quality.
  • Team player with confidence to suggest ideas and support colleagues.
  • Attention to detail and ownership of tasks.
  • Professional, confident, and outgoing presentation.
  • Excellent verbal and written communication skills in English.

Hours of Work

  • 20 hours per week
  • Monday – Friday, with 1 Saturday in 5 on a rota basis
  • Hours between 8:00 and 19:00
