Purpose of the Role

The role of a Maintenance & Fabric Operative involves a combination of tasks related to the upkeep and repair of buildings, facilities, and equipment. The purpose of this role is to ensure that the physical infrastructure of an organisation is well-maintained, functioning efficiently, and meets safety standards.

Key Responsibilities

  1. Building Maintenance:
  2. • Conduct routine inspections of buildings to identify and address fabric maintenance issues.
  3. • Perform repairs on various building components such as doors, windows, walls, ceilings, and floors.
  4. • Respond promptly to fabric maintenance requests and emergencies.
  5. Fabric Maintenance:
  6. • Work with different types of materials such as wood, metal, and plastic to repair and construct building components.
  7. • Undertake painting, decorating, and a full range of DIY tasks to ensure service levels are met and to maintain an attractive decorative environment.
  8. Safety Compliance:
  9. • Identify and address safety hazards in the workplace.
  10. • Ensure that all maintenance and repair activities comply with relevant safety regulations.
  11. • Participate in safety training programs and promote a safe working environment.
  12. Documentation:
  13. • Maintain accurate records of maintenance activities, including repairs, inspections, and preventive maintenance.
  14. • Document the use of resources, such as materials, to ensure efficient and effective operation.
  15. Communication:
  16. • Communicate effectively with team members, line managers, and relevant stakeholders regarding maintenance issues and activities.
  17. • Provide feedback on the condition of facilities and equipment.
  18. • Communicate with other maintenance professionals, contractors, and service providers as needed.
  19. Continuous Improvement:
  20. • Suggest and implement improvements to maintenance processes to enhance efficiency and effectiveness.

Skills, Knowledge, and Experience

  • Comprehensive fabric experience.
  • Sound understanding and experience of meeting health and safety procedures and requirements, including COSHH, working at height, risk assessments, etc.
  • Good customer relationship skills.
  • Ability to understand and interpret technical drawings, instructions, and processes.
  • Ability to organise oneself to manage assigned tasks and determine material requirements.

Working Hours - Monday to Friday, 8am – 5pm (1 hour unpaid lunch)

Salary - Up to £29k depending on experience
