Job summary

urbanbubble Ltd. seeks a Maintenance Operative to support daily presentation and maintenance of a luxury development in Bristol. You will provide first-line responses to building requests, offer technical advice, and oversee fabric and minor repairs to keep the development running smoothly.

You will perform lighting checks, decorate and repair homes, liaise with the Building Manager, and ensure compliance with safety and letting standards while supporting the team on ad hoc duties.

Qualifications

• Electrical Competency Certificate (within last 3 years).
• IOSH Working Safely qualification or equivalent.
• Knowledge of basic water systems and L8.
• Experience with CAFM systems (web based preferred).
• Experience in residential property maintenance or student accommodation.
• Basic painting skills in decorating and fabric repairs.
• Strong COSHH understanding.
• City and Guilds Multi Skills Certificate desirable.

Responsibilities

• Check the work order system daily for reactive and future works.
• Carry out lighting checks and replace light bulbs.
• Ensure works meet high standards and timelines.
• Carry out decoration and repairs to homes to prepare for letting.
• Prioritise workload with the Building Manager and communicate effectively.
• Maintain compliance with Rent Smart and Letting Code of Conduct.
• Inform the company of additional works needed at location.
• Work independently and support team goals.
• Ensure works are compliant with HSE and water bye-laws.
• Respond to emergency call outs and situations.
• Provide general maintenance help, including furniture assembly and hanging items.
• Be flexible to site needs and assist with front desk and housekeeper tasks.

We are looking for a Maintenance Operative to assist in the day to day presentation and maintenance of our luxury development! You'll provide first line response to all building support requests and work orders raised. As our go-to person, the one with the know of how to keep the development running like clockwork, you'll give technical advice and support, whilst also overseeing and and carrying out fabric and minor repairs.

What will you do?

• Check the work order system daily for current reactive and future works.
• Carry out lighting checks, replacing light bulbs.
• Ensure works completed are to a high standard & completed within realistic time frame.
• Carry out decoration and repairs to homes within 5 days, ready for letting.
• Liaise with the Building Manager to prioritise workload, communicating effectively.
• Ensure continual complaince with Rent Smart and the Letting Code of Conduct.
• Inform company of any additional works needed at location.
• Work well independently, yet be supportive of team members and goals.
• Be able to make sure any works completed are compliant in line with HSE and water bye-laws
• Be able to respond effectively to emergency call outs / situations.
• To provide general maintenance assistance, including furniture building and storage, hanging pictures and items as requested and assisting them in familiarisation of their new apartment and systems.
• To be flexible and adaptive to the needs of the site, supporting the team in additional ad hoc duties including manning the front reception desk, assisting with general enquiries and supporting the housekeeper when required.

Experience working in a customer facing role.

• Electrical Competency Certificate, or equivalent (within the last 3 years).
• IOSH Working Safely qualification, or equivalent.
• Knowledge of basic water system and L8.
• Previous use of CAFM systems (preferably web based).
• Already working within a maintenance role within residential properties or student accommodation.
• Have basic painting skills with an understanding of decorating and fabric repairs.
• Able to work alone or as part of a team.
• Strong understanding of COSHH.
• City and Guilds Multi Skills Certificate, or equivalent (desirable).
