Job summary

Future Inns in Bristol is seeking a Maintenance Manager to lead the in-house maintenance team and manage external contractors across the hotel portfolio. You will oversee electrical, mechanical, cooling, fire safety, and building systems, ensuring proactive upkeep and budget adherence.

The role requires strong leadership, hands-on approach, and the ability to coordinate with Housekeeping and Front Office to prioritise tasks across guest areas. A focus on safety and compliance is essential.

Job description

We are a small group of 4* hotels based in South Wales and the South West of England. We have 3 hotels altogether based in Cardiff Bay, Bristol City Centre and Plymouth. All of our hotels offer large comfortable Canadian beds, conference and meetings centres and bespoke individual restaurant and bar areas. The Role

We are currently looking for a Maintenance Manager. You will be reporting directly to the General Manager and have full responsibility for all maintenance issues within the hotel. As Maintenance Manager you will provide strong leadership to the in-house maintenance team, as well as managing external contractors. Manage the maintenance of the physical plant, all electrical and mechanical equipment, kitchen equipment, controls, hands on, fire safety systems and the interior and exterior of the entire hotel. Supervise reactive work and preventative maintenance programmes for the bedrooms and public areas. Ensure compliance with all Health & Safety regulations. Liaise with the Housekeeping and Front Office department to co-ordinate and prioritise maintenance activities for guest rooms and public areas. Proactively plan for capital replacement to ensure continuity of all maintenance services. Project manage equipment replacements/upgrades. Develop, implement and direct all emergency programmes.

Previous hotel experience as Maintenance Manager or Assistant Maintenance Manager would be beneficial. A good working knowledge of general maintenance and engineering work, including electrics; heating; plumbing systems; and Fire alarms and systems. Excellent knowledge of Health & Safety. Strong leadership and organisational skills with the ability to deliver results. Analytic traits with the ability to make good business decisions. Have the flexibility to work 5 out of 7 days a week including weekends.

You will be flexible, reliable, enthusiastic with a passion for hospitality and be able to work in a team and also independently.

Our hotels and conference centres are busy establishments, therefore this is very much a hands on role.

Key Responsibilities

• Oversee the daily operation, maintenance, and repair of all hotel facilities, equipment, and building systems.
• Develop and implement preventive maintenance programs to ensure the safety, reliability, and efficiency of hotel assets.
• Supervise, train, and schedule the maintenance team, ensuring high performance and compliance with company standards.
• Respond promptly to maintenance requests from guests and hotel departments to minimize disruption and maintain guest satisfaction.
• Inspect guest rooms, public areas, back-of-house facilities, and mechanical systems to identify maintenance needs and ensure quality standards.
• Coordinate repairs and maintenance projects with external contractors and service providers, ensuring work is completed safely, on time, and within budget.
• Monitor and maintain HVAC, plumbing, electrical, fire safety, kitchen equipment, and other essential building systems.
• Ensure compliance with all health, safety, environmental, and fire regulations, as well as local building codes and hotel policies.
• Manage the maintenance department budget, including inventory control, purchasing of spare parts, and cost management.
• Maintain accurate maintenance records, equipment logs, service schedules, and regulatory documentation.
• Collaborate with the Housekeeping, Front Office, Food & Beverage, and other departments to ensure the hotel's facilities consistently meet operational and guest service standards.
