Job description

The ideal candidate will have a proactive approach to all PPM and reactive tasks. Weekly meetings with the Account manager. To be competent in electrical and mechanical works. Be able to communicate with and organise external contractors along with any compliance issues on the site. This is a hands-on role that is ideal for anyone looking to expand their knowledge in the FM environment.

Key Responsibilities:

  1. Overall responsibility for timely completion of all maintenance and reactive tasks associated with client assets. The first line of response for all associated M&E and Fabric issues.
  2. Carry out regular and periodic inspections (including all statutory, mandatory requirements and insurance inspections) to maintain the efficiency and safety of M&E installations including fire safety, firefighting equipment and security systems. Liaise with client staff over specific requirements.
  3. Maintain records and computer-based record management systems to nationally agreed standards including statutory testing and inspection, technical records, files, diaries, drawings and reports.
  4. Carry out all necessary maintenance works on M&E services and installations including electrical systems, heating and hot water installations, HVAC, BMS any other relevant systems etc.
  5. Ensure works are completed to standard and meet key client requirements and satisfaction reporting back at regular intervals to the Pareto FM Account Manager and client-elected liaison.
  6. Support the arrangements in place to enable subcontractors to undertake routine and emergency breakdown maintenance both in and out of hours.
  7. Assist the client in setting maintenance priorities, forward programmes and budgets.
  8. Assist with the preparation of delegated planned maintenance projects. Prepare schedules and specifications and place orders. Audit, supervise/ check works on completion.
  9. Where requested provide technical M&E advice and support to the client.
  10. Liaise with and participate in site teams and provide technical input in other areas.
  11. Undertake other works of a similar nature as required and directed by the client and Pareto FM Account Manager.
  12. Be the go-to person for the client when an issue arises.
  13. Be open to a wide variety of workplace tasks to support the client's business continuity requirements.
  14. In-depth knowledge of electrical and mechanical principles and systems.

Knowledge and Experience

  • Vocational and Technical Skills
  • Desirable: NVQ level qualification in plumbing or electrical would be desirable but not essential.
  • PASMA and IPAF training would be desirable, but training can be given.

Experience

  • The job holder will be required to have experience in building, maintenance and construction working practices and procedures, especially matters concerning Health & Safety.
  • Interpersonal Skills: When dealing with client personnel and at all levels, the job holder must use tact and professionalism.
