Job summary

Darlows Estate Agents in Merthyr Tydfil is seeking a Lettings Branch Manager to lead the lettings team, grow the business, and deliver outstanding service to landlords and tenants. You will manage performance, develop staff, and focus on winning new and repeat business while ensuring compliance across all activities.

The role requires a minimum of two years in residential lettings at a senior level, a full UK driving licence, and strong leadership, communication, and planning skills to succeed

Qualifications

• Full UK driving licence and access to a vehicle.
• Minimum 2 years’ experience in residential lettings at a senior level or higher.
• Proven ability to coach and develop a team to hit KPI targets.
• Strong relationship management with landlords and tenants.
• Understanding of current lettings legislation and compliance requirements.
• Ability to create and execute business plans for the branch.

Responsibilities

• Lead daily meetings with the Lettings team and set priorities.
• Coach the team to achieve KPI targets and develop staff.
• Monitor performance and run one-to-one reviews.
• Drive new and repeat business through landlord and tenant relationships.
• Coordinate property viewings and negotiate new tenancies.
• Ensure compliance and risk management across the operation.

A day in the life of a Lettings Branch Manager

• Leading daily meetings with the Lettings team
• Coaching the team to achieve KPI’s
• Monitoring and assessing individual team member performance (Including but not limited to conducting one-to-one meetings)
• Encourage your teams development and progression
• Strong focus on generating new and repeat business
• Developing and maintaining strong relationships with Landlords and Tenants
• Liaising with Tenants and arranging property viewings in line with their needs
• Negotiating offers and agreeing new tenancies
• Ensuring the business is risk-averse and following the highest compliance standards for all regulatory bodies.

Essential Skills of a Lettings Branch Manager

• Full UK Driving Licence for a manual vehicle
• Minimum of 2 years’ experience within residential lettings at a Senior Negotiator position or higher
• Works well with others to create a team spirit and an enjoyable working environment.
• Demonstrates an ability to communicate effectively with and create trusting relationships with customers, suppliers, communities and each other
• The ability to create and action business plans relevant to your branch
• The ability to monitor and assess performance of local competitors
• A strong understanding of current legislation related to Residential Lettings
• Ability to manage time sensitive and high volume workloads
• A reputation for delivering outstanding customer service
• Ability to work under own initiative
• Good telephone manner
• Strong IT skills (Basic Microsoft Packages)
• Attention to detail
