Job summary

Martin Tolhurst Solicitors in Gillingham is seeking a Leasehold Enfranchisement Paralegal to join the Leasehold Enfranchisement Team. The role involves learning and assisting in lease extensions, freehold enfranchisement, tribunal applications, and related landlord and tenant work.

You will support fee earners, help develop the department, and contribute to marketing and relationship building with valuers and referrals.

Qualifications

• Spent at least 6 months in the Residential Conveyancing Department.
• Excellent written and verbal communication skills.
• Aiming to become a Trainee Solicitor, Paralegal, Legal Executive or equivalent.

Responsibilities

• Learn about and assist in lease extensions of flats under LRHUDA 1993 and voluntary lease extensions.
• Assist with freehold enfranchisement claims under LRHUDA 1993.
• Make and progress tribunal applications related to lease extensions and enfranchisement.
• Handle right to manage claims under the Commonhold and Leasehold Reform Act 2002.
• Assist in sale/purchase of freehold reversions and related notices under the Landlord and Tenant Act 1987.
• Assist with lease extensions and freehold purchases for houses under the Landlord and Tenant Act 1967.
• Prepare new leases to create leasehold titles and deeds of variation.
• Provide general landlord and tenant advice and support to fee earners.
• Marketing and promoting the department to increase revenue streams and develop referral relationships.
• Keep up to date with case law and tribunal decisions and support legislative reform preparation.

Leasehold Enfranchisement Paralegal - Gillingham

We have a fantastic opportunity for a paralegal in the Leasehold Enfranchisement Team seeking a new challenge within the Firm.

An opportunity to join a growing Leasehold Enfranchisement Department, handling a variety of work for both landlord and tenant clients.

To in time undertake fee-earning work and provide a profitable contribution to the work of the Firm. To ensure the successful development of the department and firm in line with the business plan.

Job Description

The role includes but is not limited to the following, learning about, helping and assisting in :

• Lease extensions of flats under the Leasehold Reform Housing and Urban Development Act 1993 (LRHUDA 1993) and voluntary lease extensions.
• Freehold enfranchisement claims under LRHUDA 1993.
• Making and progressing tribunal applications in relation to lease extension and freehold enfranchisement claims.
• Right to manage claims under the Commonhold and Leasehold Reform Act 2002.
• Sale and purchase of freehold reversions by private treaty and auction together with all related notice procedures under the Landlord and Tenant Act 1987.
• Lease extensions and freehold purchases for houses in accordance with the Landlord and Tenant Act 1967.
• Preparation of new leases to create leasehold titles.
• Deeds of variation to existing leases.
• General landlord and tenant advice.
• Marketing and promoting the department to increase revenue streams including production of articles and content.
• Nurturing relationships with existing referral sources such as valuers and developing new relationships.
• Keeping up to date with latest case law and tribunal decisions and preparation for legislative reform.
• Providing assistance to other fee earners within the office/Firm as required particularly during periods of sick leave or holiday absence.
• Minimising risk in dealing with all work and ensuring all files are managed in accordance with the Firm’s risk and file management procedures.
• Carrying out all work in accordance with procedures and systems documented in the Office Manual, and the Firm’s training seminars.

The Candidate

To be successful in your application, you wil possess the following attributes:

• It is likely that you will have spent at least 6 months in the Residential Conveyancing Department.
• Utilise the firm’s practice and case management system
• Assist with the marketing of the department
• Excellent written and verbal communication skills

And are aiming to become a Trainee Solicitor, Paralegal, Legal Executive or equivalent.

You will be based at our Gillingham office, working in a friendly expert team currently of one solicitor and one senior paralegal.
