Job summary

Bimplus is seeking a self-sufficient Lead Quantity Surveyor/Senior Quantity Surveyor for a flagship restoration project in the UK. The role covers full commercial management on a circa £2m refurbishment for a historic hotel, with a strong emphasis on ownership, accuracy, and collaborative delivery across Luton and London sites.

You will own the commercial function, manage subcontractors, handle valuations and final accounts, and report to senior management.

Salary: Competitive, depending on experience
Working Pattern: 3 days Luton / 2 days London sites

The Opportunity:

An excellent opportunity has arisen for a self-sufficient Lead Quantity Surveyor / Senior Quantity Surveyor to join a specialist contractor focused on the restoration and preservation of architectural heritage.

Our client combines traditional craftsmanship with modern construction management techniques, delivering high-quality restoration and specialist works across significant buildings and heritage projects.

The successful QS will take commercial ownership of a circa £2m refurbishment and upgrade project at a well known hotel, offering special golf and spa facilities. This is a key role where you will be expected to operate autonomously, manage the commercial function and work closely with the wider project team.

The Role:

You will be responsible for the full commercial management of the project, including:

• Taking commercial ownership of a circa £2m project
• Managing the project from a QS perspective with minimal supervision
• Cost reporting, forecasting and commercial control
• Valuations, applications for payment and final accounts
• Subcontract procurement and management
• Measurement, variations and change control
• Managing commercial risk and identifying opportunities
• Working closely with the Project Manager and wider delivery team
• Supporting commercial reporting to senior management

About You:

We're looking for a strong, hands‑on QS or Senior QS who is confident working independently and doesn't need to be heavily managed.

Heritage, restoration or conservation experience would be highly advantageous, although strong main contractor experience within refurbishment, fit‑out or specialist construction will also be considered.

More importantly, you'll need to be someone who:

• Is commercially strong and genuinely self‑sufficient
• Can take ownership of a project and drive the commercial function
• Has experience managing projects around the £2m+ value
• Is confident dealing with subcontractors, clients and project teams
• Has excellent attention to detail and commercial awareness
• Is comfortable working in a smaller, specialist contractor environment
• Will fit well within a close‑knit and collaborative team

Working Pattern:

The role will initially involve a strong presence in Luton, with the hotel project expected to run for approximately 18 months, minimum.

The expectation is 3 days per week in Luton and 2 days per week working across ongoing London sites.

There is some flexibility around home working where genuinely required, but this isn't a role suited to someone looking for 2-4 days working from home each week. We are looking for someone who is comfortable being hands‑on and visible within the business.
