Job summary

Torus Developments is seeking an experienced Land & Partnerships Manager to secure strategic land and partnerships across the Liverpool City Region and beyond. You will lead negotiations, build relationships with landowners, authorities and public sector partners, and drive a pipeline of opportunities from appraisal to pre-contract.

Job description

We're looking for an experienced and commercially minded Land & Partnerships Managerto join Torus Developments at an exciting time of growth.

As a key member of our Housing Growth & Partnerships team, you'll play a leading role in delivering our ambitious development strategy, securing the land and strategic partnerships needed to support a pipeline of more than 14,000 new homes over the next decade.

Working across the Liverpool City Region and beyond, you'll be at the forefront of identifying and progressing major land-led, partnership and joint venture opportunities, building influential relationships with local authorities, developers, landowners and public sector partners. From initial appraisal and due diligence through to acquisition and pre-contract activity, you'll help unlock opportunities that create thriving communities, deliver lasting social value and support the long-term growth ambitions of Torus.

What you'll be doing:

• Identifying, appraising and securing strategic land and partnership opportunities to support Torus Developments' ambitious growth plans.
• Leading negotiations on land acquisitions, option agreements, partnership arrangements and Heads of Terms, progressing opportunities from appraisal through to pre-contract stage.
• Building and maintaining strong relationships with landowners, developers, local authorities, Homes England and other key stakeholders to unlock new development opportunities.
• Leading on land bids, feasibility studies, development appraisals and due diligence activities to inform investment decisions.
• Identifying and progressing Section 106 opportunities, joint ventures and strategic partnerships that support the delivery of new homes and sustainable communities.
• Supporting the delivery and maintenance of a long-term development pipeline of more than 14,000 homes across the Liverpool City Region and beyond.
• Preparing business cases, reports and development proposals for approval through internal governance and decision-making processes.
• Managing external consultants and working collaboratively with internal teams to ensure opportunities are progressed effectively and deliver value for money.
• Representing Torus Developments externally, while ensuring all activities are delivered in line with governance, compliance, risk management and health and safety requirements.

What we're looking for:

• Level 6 qualification in housing, property or construction (or equivalent professional qualification), with a commitment to continuing professional development.
• Significant experience in housing, property or construction, including delivering large-scale residential development programmes.
• Proven experience securing land and development opportunities, with strong feasibility, appraisal and business case skills.
• Experience working with Homes England, Local Authorities and other public sector partners, with a good understanding of housing markets and planning.
• Strong relationship-building skills, with experience working with landowners, developers, agents and key stakeholders.
• Excellent negotiation, communication and influencing skills, with confidence presenting to senior leaders and governance groups.
• Strong project management and leadership skills, with the ability to deliver complex projects and drive successful outcomes.
• Commercially aware, resilient and committed to effective governance, risk management and community impact.
• Full UK driving licence, access to your own vehicle, and the ability to obtain and maintain business-use insurance.

Shortlisted candidates will be invited to attend an in-person interview at our Warrington Bank Park House office on Thursday 15th October. The selection process will consist of a competency-based interview and a written/practical exercise designed to assess the skills and experience required for the role, with full details of the exercise provided on the day.
