An ambitious Head of Lettings is required for an independent estate agency in Cheam, offering the opportunity to take ownership of a residential lettings department and play a key role in shaping its future direction.

Salary: OTE £50,000+ per annum

Position: Permanent, Full-Time

This is a hands-on leadership role combining new business development, property lettings and management, compliance and operational responsibility. Working closely with the company director, you will grow the managed portfolio, improve processes and help build a successful department with scope to recruit and lead a team as the business expands.

What you'll be doing (Key Responsibilities) as a Head of Lettings:

• Winning new landlord instructions through prospecting, rental valuations and business development
• Managing the lettings process, including marketing, viewings, negotiations, referencing and tenancy progression
• Taking responsibility for the managed portfolio and maintaining excellent landlord and tenant relationships
• Overseeing property maintenance, contractors, inspections and statutory compliance
• Managing rent collection, arrears, landlord accounting processes, invoices and departmental administration
• Developing efficient systems, improving service delivery and helping grow the portfolio before recruiting and leading a team

What our client is looking for (Skills & Experience):

• At least two years' relevant residential lettings experience, including practical property management
• Good working knowledge of lettings legislation and property compliance
• Experience of rental valuations, winning instructions and progressing tenancies
• Strong communication, organisation and relationship-building skills
• Commercial awareness with a proactive, resourceful and solutions-focused approach
• Confidence to work independently, make decisions and resolve problems effectively
• Experience of client accounts, rent processing, improving systems or managing others would be advantageous
• Full UK driving licence required, with an ARLA Propertymark qualification or equivalent desirable
