Job description

Location

Manchester with travel to other sites nationwide

Reports to

Board Director and Head of Commercial Property

Responsible for

Two existing members of the Commercial team.

Key responsibilities
  • Negotiate lease terms either directly or through agents. Lead the lettings and sales process, including identifying tenants/buyers, negotiating terms, licences, and other legal documentation.
  • Attend viewings either directly or with agents and the commercial team where appropriate.
  • Collaborate closely with the Commercial team and Asset Managers to maximize portfolio value, including negotiating lease renewals and rent reviews.
  • Coordinate with current and prospective tenants on fit-out approvals, site works, and Licence to Alter processes.
  • Lead legal negotiations to ensure deal closures.
  • Work with the internal brand, marketing, and communications team to set marketing objectives for vacant or new units.
  • Assist in developing and implementing marketing campaigns, supporting delivery against KPIs, and converting leads into lettings.
  • Attend property launches and marketing events as required.
  • Provide commercial advice to the development team for new schemes.
  • Perform ad-hoc duties as required by the business.
  • Review the portfolio and advise on upgrades via capex to maintain standards and meet ESG targets, including leading refurbishment projects with the help of a Project Manager.
  • Utilize industry insights to identify markets and inform marketing strategies.
  • Additional duties related to development and delivery processes.
Strategic and Leadership Responsibilities
  • Develop and execute the commercial lettings strategy to maximize occupancy and revenue.
  • Lead and manage the lettings team, setting performance targets aligned with business goals.
  • Conduct market research and competitor analysis to identify trends, opportunities, and risks.
  • Align lettings strategies with overall business objectives.
Letting and Tenant Relations
  • Oversee the entire lettings process from prospecting to contract signing.
  • Manage key tenant relationships to ensure satisfaction, retention, and renewal.
  • Attract high-quality tenants aligned with portfolio objectives.
Financial and Commercial Management
  • Drive revenue through effective lease structuring and negotiations.
  • Monitor lease performance, occupancy, and rental yields.
  • Ensure lettings align with financial targets and asset management strategies.
  • Provide forecasts and reports on market conditions and performance.
Qualifications and Experience
  • Ideally hold a Bachelor's degree in Real Estate, Business, Finance, or related field.
  • Proven success in securing high-value leases and optimizing property performance.
  • Strong knowledge of commercial real estate markets, leasing law, and property management.
  • Experience working with major landlords, tenants, and developers.
