Job summary

A Lancashire-based house builder is seeking a Pre-Development Engineer to join its Technical team in Lancashire. The role covers early land feasibility through to planning, tender, construction and technical approvals, with responsibilities to deliver viable engineering packages and support approvals.

The candidate will have an HNC/BSc in Civil Engineering or related field and experience across multiple sites, with strong AutoCAD and IT skills, and a pragmatic, cost-conscious mindset.

Qualifications

• Degree or equivalent in Civil Engineering, Construction or related field.
• Experience in pre-development engineering for housebuilding or similar.
• Experience on multiple sites and projects.

Responsibilities

• Attend project team meetings from inception to site completion.
• Assist with selection of external consultants and survey specialists.
• Manage and collaborate with consultants on site viability, constraints, and value engineering.
• Prepare planning submission packages and engineering tender/construction packages.
• Liaise with authorities (Highways, Environment Agency, NHBC) to obtain approvals.
• Ensure high-quality engineering information for tender and construction.
