The Ash Tree boasts a beautiful canal-side location with an excellent garden, just two miles from Rugeley town centre. Its garden is popular among locals, with an additional 150 covers and a self-contained external bar, considered one of the best gardens in the area. There is ample parking at the front.
Inside, there are two main trading areas: a lively bar with gaming machines, comfy seating, and a TV, and a dining area with an open fireplace, both served by a large L-shaped bar. The pub currently averages weekly takings of approximately £16,000, with potential to reach £25,000–£28,000. It is 58% food and 42% wet sales, offering significant growth opportunities for a proactive manager eager to embed the pub into the community.
Management accommodation is available in a two-bedroom flat above the pub.
