- We manage and develop a portfolio of conmercial sites and land holdings

Self-Storage (Boylin’s Selfstore)

General Manager - More about the person than the CV

We are not just looking for a background in property or storage, we are looking for the right person

This role is about attitude, character and leadership potential

We want someone who is proactive, organised, dependable and above all willing to learn and take ownership. If you bring a strong work ethic, natural people skills and a genuine drive to grow with a business you will thrive here - even if you haven’t worked in property before.

You’ll be supporting the directors and managing the daily operations of the business across property, storage and team leader leadership. The right candidate will take initiative, solve problems on the ground and help improve processes, performance and customer satisfaction.

Key responsibilities

Operational leadership

  • Lead and support a small on site and remote team across property and storage operations.
  • Respond to tenant and customer queries, complaints and service issues promptly and effectively.
  • Manage inspections, property viewings and estate wide standards.
  • Ensure tenant satisfaction and retention by delivering a high standard of service.
  • Supervise and coordinate repairs maintenance and contractor activity.

Property and portfolio management

  • Oversee lease renewals tenancy enquiries and rental agreements.
  • Set rental rates and manage billing and collection processes.
  • Maximise financial performance of sites by identifying revenue opportunities and cost efficiencies.
  • Increase asset value through strategic property improvements and upgrades.
  • Conduct regular property inspections to ensure sites are well maintained and operational.

Strategic and risk management

  • Monitor and adjust operational strategies to meet performance and revenue targets.
  • Identify on mitigate financial, operational and market risks across the property portfolio.
  • Prepare reports and updates for directors and key stakeholders.
  • Ensure compliance with relevant regulations including health and safety, building regulations, EPC standards and risk assessment.
  • Manage annual insurance renewals and ensure coverage is adequate and up-to-date.

  • Strong general management experience (property related experience preferred but not essential).
  • Highly organised, accountable and proactive.
  • Excellent communication and interpersonal skills.
  • Capable of working independently and making confident decisions.
  • Ability to identify risks and opportunities and act strategically.
  • Commitment to high standard in service delivery and compliance.
  • Most importantly, a strong attitude m, willingness to learn and the right mindset to lead and grow.
