Job summary

Energy Jobline ZR is seeking a confident, hands-on Site Manager to lead a luxury timber-frame build in Surrey/South West London on a 6-month freelance contract. You will coordinate contractors, manage deliveries and uphold safety and quality to keep the programme on track.

The ideal candidate has extensive site management experience in high-end residential schemes, with strong organisation and communication skills. Start: 19 October 2026. Hours: Mon–Fri, 7.30am–5.00pm.

Qualifications

• 5+ years' construction experience across a range of projects.
• Strong experience in high-end residential construction.
• Experience with landscaping and timber-frame projects.
• Proven track record in construction/site management.
• Excellent organisation and communication skills.
• Ability to read construction drawings.

Responsibilities

• Act as main on-site contact for contractors, subcontractors and visitors.
• Coordinate subcontractors and ensure works meet the programme.
• Manage deliveries, materials, site access and safe unloading.
• Conduct regular site walkarounds and monitor workmanship.
• Read and interpret construction drawings and technical information.
• Maintain site records, paperwork and programme updates.
• Handle on-site design queries with the project team.
• Maintain site security, welfare, and housekeeping.
• Lead site inductions and toolbox talks; review RAMS and compliance.
• Check contractor accreditations, plant and scaffolding.
• Maintain health & safety records and PPE compliance.
• Collaborate with the Project Manager to keep the project on track.

Lead a standout luxury build from site to completion

This is a fantastic opportunity for an experienced Site Manager to join a multi-award-winning luxury timber-frame design and build business, taking the lead on the day-to-day management of an exciting project in Surrey / South West London.

This is no ordinary construction environment. You'll be working on a high-end project where quality, attention to detail and exceptional workmanship are every bit as important as keeping the programme on track.

You'll be the key person on site - coordinating contractors, managing deliveries, maintaining high standards of health & safety and ensuring the project progresses safely, efficiently and to programme.

What you'll be doing

• Acting as the main point of contact for contractors, subcontractors and visitors
• Coordinating subcontractors and ensuring works are delivered to programme
• Managing deliveries, materials, site access and safe unloading
• Carrying out regular site walkarounds and monitoring workmanship and progress
• Reading and maintaining construction drawings and technical information
• Managing site records, paperwork and programme updates
• Handling on-site design queries and liaising with the wider project team
• Maintaining site security, welfare, compound and general housekeeping
• Running site inductions and toolbox talksReviewing RAMS and monitoring compliance on site
• Checking contractor accreditations, plant, machinery and scaffolding
• Maintaining comprehensive health & safety records
• Monitoring PPE requirements and site safety standards
• Working closely with the Project Manager and Operations Director to resolve issues and keep the project moving

What we're looking for

We're looking for a confident, organised and hands-on Site Manager who knows how to take control of a busy construction site and keep things moving.

You'll need:

• 5+ years' construction experience, ideally across a range of project types and sizes
• Strong experience within high-end residential construction
• Experience with landscaping and timber-frame projects
• A proven track record in construction/site management
• Excellent organisation and communication skills
• The ability to read and interpret construction drawings
• Strong knowledge of health & safety and site documentation
• Experience with procurement and coordinating materials
• A proactive approach to programme management and problem-solving
• Valid SMSTS, First Aid and CSCS Managers Card
