Job summary

Linear Recruitment Ltd is seeking an experienced Freelance Site Manager for a 12-month residential development in Newcastle-under-Lyme. Start is immediate, with responsibilities from site operations through to handover and completion.

You will coordinate subcontractors, drive the programme, uphold quality and safety standards, and lead the site team to deliver 175 homes (apartments and town houses) on time and to specification.

Qualifications

• Proven experience as a Site Manager on medium to large-scale residential developments.
• Experience delivering apartments and town houses.
• Strong understanding of sequencing, site logistics and subcontractor coordination.
• Excellent knowledge of health and safety legislation, quality assurance and building regulations.
• Experience managing programmes, monitoring progress and driving productivity.
• Hands-on leadership with ability to prioritise in a fast-paced construction environment.
• Essential certifications: SMSTS, CSCS and First Aid at Work.

Responsibilities

• Take day-to-day responsibility for the safe and efficient running of the site, coordinating all construction activities.
• Drive progress against the construction programme, ensuring milestones and completion dates are achieved.
• Maintain high health, safety and environmental standards in line with procedures and statutory requirements.
• Ensure works meet the required specifications with regular inspections and defect resolution.
• Coordinate and manage subcontractors, ensuring resources and workmanship across the development.
• Plan trades, manage site logistics and resolve issues to maintain progress.
• Review drawings and specifications, resolving technical issues with the design team.
• Monitor progress and provide regular updates on programme, quality and safety.
• Oversee snagging, handover and phased completion of homes.
• Lead by example to foster a professional, accountable site culture.
