Job summary

Randstad CPE is seeking a Freelance Quantity Surveyor (Project QS) for a prestigious education and heritage refurbishment project in Brighton. You will support the Senior Quantity Surveyor with commercial management across multiple work packages, including heritage refurbishment and new-build elements.

The role requires strong procurement, cost control and experience in JCT contracts, with the ability to manage live-site challenges and decanting works within an 18-24 month programme.

Qualifications

• Minimum 5-8 years of experience as a QS working for UK main contractors.
• Proven commercial track record on projects valued between £10m-£30m.
• Crucial: experience managing heritage/listed refurbishments and ground-up new builds.

Responsibilities

• Lead procurement schedule across heritage restoration and new-build packages.
• Draft, negotiate and place subcontractor orders with watertight scopes.
• Manage subcontractor accounts from valuation to final accounts and variations.
• Prepare monthly Cost Value Reconciliations (CVRs) and cash flow forecasts with SQS.
• Manage change control and unforeseen risks in heritage refurbishment.
• Maintain site records to support variations and potential claims.
• Coordinate with Estates Team, Employer's Agent and Client PQS for valuations and payments.
• Provide cost advice and value engineering during enabling and decant phases.
• Ensure compliance with main contract conditions (e.g., JCT) and governance.
