Freelance QS: Heritage Education Refurbishment (Brighton)

Job summary

Randstad UK is seeking a Freelance Quantity Surveyor to lead cost control on a high‑end education and heritage refurbishment in Brighton. You will support the SQS across sensitive 19th‑century refurbishment, a new build boarding house, and staff housing while managing procurement and variations.

The role requires 5–8+ years in UK main contracting, a strong heritage/building background, and solid JCT contract knowledge. Immediate start for 18–24 months on a daily rate contract.

Qualifications

• Minimum 5–8 years of experience as a QS in UK main contractors.
• Experience on projects valued between 10m–30m with heritage refurbishments and ground-up new builds.
• Experience in education sector with phased logistics and live-campus constraints is advantageous.
• Strong working knowledge of JCT forms of contract.

Responsibilities

• Lead the procurement schedule across heritage restoration and modern packages.
• Draft, negotiate, and place subcontractor orders with watertight scopes.
• Manage subcontractor accounts from initial valuation through final accounts, including dayworks, variations and delay claims.
• Prepare detailed monthly Cost Value Reconciliations (CVRs) and cash flow forecasts with the SQS.
• Proactively manage the change control process and price unforeseen risks in heritage refurbishment.
• Maintain accurate site records to substantiate variations and potential claims.
• Collaborate with College Estates Team, Employer's Agent and Client PQS on valuations and progress payments.
• Provide cost advice and value engineering during enabling and decant phases.
• Ensure compliance with main contract conditions (e.g., JCT).
