Spicerhaart Group Ltd. is seeking a Property Management Externals Associate to conduct external property inspections, inventories and tenancy appointments across Cambridge.

You’ll work independently yet be supported by a knowledgeable team, helping keep homes safe, compliant and well managed. The role covers visits, check-ins, check-outs and deposit support throughout the tenancy lifecycle, with targets for service delivery and revenue generation.

Qualifikationen

• Essential: Full UK Driving Licence.
• Essential: Experience in property, lettings, inventory or inspections OR transferable field-based experience.
• Essential: Strong organisational skills.
• Essential: Comfortable working independently.
• Desirable: Inventory experience.
• Desirable: Property management experience.
• Desirable: ARLA Propertymark qualification (or willingness to work towards).

Aufgaben

• Property Visits: Conduct routine property visits in line with policy and compliance.
• Property Visits: Complete detailed visit reports using company systems.
• Property Visits: Identify and report maintenance issues, compliance risks, damage, health & safety concerns, tenancy breaches.
• Inventories and Check-Ins: Complete inventories before tenancy start and conduct check-ins with tenants.
• Inventories and Check-Ins: Document property condition and upload reports promptly.
• Check-Outs and Deposit Support: Conduct check-out inspections and deliver accurate reports; assist with deposit negotiations.
• Reporting and Issue Escalation: Escalate urgent or high-risk issues; liaise with Property Managers.
• Customer Service: Provide professional, courteous service to tenants and landlords; represent the brand positively.
• Performance KPIs: Support external services revenue targets; hit appointment and reporting turnaround targets.
• Core Technical Competencies: Property inspection expertise; tenancy lifecycle understanding; reporting knowledge; basic lettings compliance.
