Job summary

Randstad CPE in South East London is seeking an experienced Facilities Manager to lead a Build-to-Rent development. You will manage PPM schedules, reactive repairs, and on-site M&E/HVAC operations while supervising a team of 40 engineers and contractors and ensuring seamless resident services.

The role requires IOSH Managing Safely or NEBOSH, a technical engineering background, and a BSc in commercial management with strong safety discipline.

Qualifications

• Experience in facilities management within high-density residential, mixed-use, or commercial environments.
• IOSH Managing Safely or NEBOSH General Certificate (Essential).
• IWFM or RICS membership desirable

Responsibilities

• Manage and oversee all Planned Preventative Maintenance (PPM) schedules, reactive repairs, and plant room operations across the development.
• Supervise on-site engineers and external specialist contractors covering M&E, HVAC, Lifts, Fire Alarm Systems, BMS, and Access Control.
• Conduct regular technical audits and quality checks on completed engineering and maintenance works.
• Manage minor works projects, lifecycle maintenance, and asset replacements from specification through to sign-off.
• Work with the Community Manager and operations teams to resolve resident maintenance queries within SLA timeframes.
• Lead incident response for Priority 1 events and liaise with safety and asset management stakeholders.
