Job summary

Randstad Construction & Property is seeking an experienced Facilities Manager for a Build-to-Rent scheme in South East London. You will lead technical and safety operations, supervise on-site engineers and contractors, and drive continuous improvement.

This role requires 4–6+ years in FM within high-density residential or commercial estates, with IOSH/NEBOSH qualifications, Level 3 Electrical/C&G M&E or HVAC certifications, and active IWFM/RICS membership.

Qualifications

• Minimum 4–6+ years FM experience in high-density residential, mixed-use, or commercial properties.
• Strong knowledge of regulatory compliance and safety standards.
• Experience in managing PPM, reactive maintenance, and lifecycle projects.

Responsibilities

• Oversee Planned Preventative Maintenance (PPM) schedules, reactive repairs, and plant room operations across the development.
• Supervise on-site engineers and external contractors covering M&E, HVAC, Lifts, Fire Alarm Systems, BMS, and Access Control.
• Ensure 100% statutory compliance across building systems, including Fire Safety, Water Hygiene, Electrical, Gas Safety, and Pressure Systems.
• Coordinate safety files, testing logs, and maintain up-to-date compliance records via CAFM.
• Manage the site FM budget, POs, invoices, and service charge forecasts; oversee SLAs and KPIs.
