Job summary

Manchester Central Hospital is seeking a Junior Operational Estates Officer (Mechanical) to join the Estates and Facilities team in Manchester. You will lead a multi-disciplinary maintenance team, oversee planned and reactive maintenance, and liaise with contractors to ensure safe, compliant mechanical services across the hospital estate.

The role requires an NVQ Level 3 in Mechanical Background or equivalent, with experience in building services and strong health and safety knowledge.

Manchester Central Hospital is seeking an experienced and motivated Junior Operational Estates Officer (Mechanical) to join our Estates and Facilities team. Reporting to the Head of Estates, you will play a key role in maintaining the safe, efficient, and compliant operation of critical mechanical services across the hospital estate.

You will lead a multi disciplinary maintenance team, manage specialist contractors, and oversee the delivery of planned and reactive maintenance across a range of complex systems, including heating,
ventilation, water services, steam plant, and lifts. In addition, you will support the delivery of asset management programmes, minor works, and capital projects, helping to ensure a safe and reliable environment that supports exceptional patient care.

What You'll Do:

Lead and manage the Mechanical Services team, ensuring the delivery of safe, efficient, and high quality maintenance services. Oversee planned preventative and reactive maintenance programmes, ensuring compliance with all statutory and regulatory requirements. Manage contractors and service providers, monitoring performance, quality, compliance, and value for money. Act as the technical lead for mechanical systems, providing specialist advice and support to Estates, Capital Projects, and operational teams. Build strong relationships with stakeholders across Sodexo and the Trust
ensuring effective communication and service delivery. Take responsibility for compliance within key engineering disciplines, including HVAC, Water Safety (Legionella), Medical Gases, Lifts, Pressure Systems, and other critical infrastructure. Support the strategic management of the Estates function through budget oversight, contract management, reporting, continuous improvement, and participation in the out of hours on call service.

What You Bring:

Qualified to HNC level (or equivalent) in a Building Services, Mechanical Engineering, Facilities Management, or related discipline, with proven technical expertise in building maintenance. Experience managing and maintaining mechanical building services, including planned and reactive maintenance within commercial, public sector, or complex building environments. Demonstrable people management experience, with motivating, and developing maintenance teams to deliver high quality service standards. Proven experience managing contracts and external
contractors, ensuring service delivery, compliance, performance management, and value for money. Strong knowledge of Health and Safety legislation and compliance requirements, with the ability to promote a safe working environment and ensure adherence to statutory regulations. Excellent organisational, financial, and communication skills, including budget management, report writing, Microsoft Office proficiency, workload prioritisation, and the ability to plan and programme works effectively to achieve operational objectives.
