Job description

Equans is looking for an Operations Manager (Small Works) to join our team at North Middlesex University Hospital on a permanent basis. This is a full-time role working 40 hours per week. On offer is a competitive salary and benefits package.

As an Operations Manager (Small Works), you will be required to quote, manage and deliver small works / projects of depending on the size, complexity and value of the works.

The works will involve variation requests from the Trust via Project Co (SPV) to Equans or Retained Estate Major Events for replacing broken assets over the contract threshold value or Small Works such as decoration, installation of notice boards etc.

The role is to serve the North Middlesex University Hospital and its community sites (St Michael's and Bowes Road) via Equans E&S Solutions Ltd for a high volume of small works. The works will for mechanical, electrical, fabric or a combination of these elements.

The Operations / Small Works Manager will play a critical role in maintaining and improving the hospital/community site facilities and infrastructure, influencing operational efficiency, and financial performance. By ensuring the timely completion of small works projects - ranging from maintenance and refurbishments to minor construction initiatives - this role enhances the functionality, safety, and aesthetic appeal of the client's sites.

The position will be responsible for managing budgets for small works projects typically ranging from £0k to £30k (over £1m annually), ensuring cost-effective solutions without compromising quality or compliance. The manager will oversee the management of contractors and suppliers, negotiating terms to align with company objectives and contractual agreement, while also working collaboratively with the onsite Operations team, engineers, and technicians where applicable.

The Manager will also act as an On-call manager once a month to receive calls from helpdesk and/or engineers after hours (between 07:00PM and 08:00AM - Monday to Sunday).

What will you deliver?

  • Works on their own accord, with input from client, operations, senior management, and major projects team. The person will also work collaboratively with the Finance Administrator to ensure the job tracker system is kept updated at all times
  • Present a dynamic mix of problem-solving challenges, requiring both strategic thinking and practical decision-making
  • Balance operational efficiency, budget constraints, safety compliance, and stakeholder expectations, often juggling multiple priorities simultaneously
  • Quick thinking, adaptability, and analytical problem-solving, requiring the manager to assess risks, make informed decisions, and ensure smooth day-to-day operations
  • Address unexpected maintenance issues, contractor delays, or resource shortages that can impact project timelines
  • Manage the small works budgets, negotiating supplier contracts, and identifying cost-saving opportunities while maintaining quality
  • Ensure health and safety regulations are met, resolving site-specific hazards, and adapting solutions to fit operational needs
  • Coordinate with subcontractors, suppliers, and internal teams to keep projects on schedule and maintain workplace functionality
  • Identify inefficiencies in project execution, maintenance schedules, or operational workflows and implementing improvements

Who are we looking for?

  • Proven background in Facilities Management
  • A relevant qualification in construction, facilities management, engineering, or a related field
  • Mechanical or Electrical biased qualification
  • Professional certifications in health and safety, project management, or building regulations (e.g., IOSH, NEBOSH, Prince2, SMSTS
  • Knowledge of regulatory compliance and safety standards in construction and facilities management
  • Ability to use project management software, Microsoft Office Suite, and other relevant operational tools
