Job summary

18 Recruitment Limited is seeking an experienced Contracts Manager for the social housing repairs and maintenance sector. You will oversee responsive repairs, planned maintenance, void refurbishments, and property improvements across multiple contracts.

The role leads operational teams, ensures compliance, monitors KPIs, and maintains client and resident relationships, driving performance and service excellence. A permanent contract with company vehicle or allowance is included.

Qualifications

• Proven experience as Contracts Manager in social housing repairs.
• Experience leading large operational teams and subcontractors.
• CSCS Card and driving licence; DBS check.
• RAMS knowledge and health & safety compliance.
• Strong budget management and KPI delivery.

Responsibilities

• Manage delivery of social housing repairs, maintenance, and refurbishment contracts.
• Lead Repairs Supervisors, Operatives, and Subcontractors to meet objectives.
• Ensure works are safe, on time, within budget, and high quality.
• Monitor KPIs, SLAs, and client expectations.
• Manage budgets, forecasts, and profitability targets.
• Conduct site inspections and quality audits.
• Ensure compliance with H&S legislation, RAMS, and client requirements.
• Build relationships with clients, housing providers, and residents.
• Drive continuous improvement and optimize service delivery.
• Prepare performance reports and attend client review meetings.
