Are you an experienced Contracts Manager looking for a long-term opportunity within the social housing repairs and maintenance sector? We are seeking a driven and commercially aware Contracts Manager to oversee the successful delivery of responsive repairs, planned maintenance, void refurbishments, and property improvement programmes.

This is a key leadership role responsible for managing operational teams, driving performance, ensuring compliance, and maintaining excellent client and resident relationships across multiple contracts.

Duties & Responsibilities

• Manage the delivery of social housing repairs, maintenance, and refurbishment contracts
• Lead and support Repairs Supervisors, Operatives, and Subcontractors to achieve contract objectives
• Ensure all works are completed safely, on time, within budget, and to a high standard
• Monitor contract performance against KPIs, SLAs, and client expectations
• Manage operational budgets, forecasts, and profitability targets
• Conduct regular site inspections and quality audits
• Ensure compliance with Health & Safety legislation, company procedures, and client requirements
• Review and implement RAMS (Risk Assessments and Method Statements)
• Build and maintain strong relationships with clients, housing providers, and residents
• Manage resource planning, labour allocation, material costs, and subcontractor performance
• Investigate and resolve escalated complaints and operational issues
• Produce performance reports and attend client review meetings
• Drive continuous improvement and identify opportunities to enhance service delivery
• Ensure compliance with relevant legislation, industry regulations, and contractual obligations
• Support business growth through effective contract management and service excellence

Requirements

• Proven experience as a Contracts Manager, Repairs Manager, Repairs Supervisor, or Senior Manager within social housing repairs and maintenance
• Excellent technical knowledge across multiple trades including carpentry, plumbing, plastering, roofing, decorating, and general building maintenance
• Strong understanding of responsive repairs, planned maintenance, and void property refurbishment
• Experience managing large operational teams, subcontractors, and supervisors
• Proven ability to monitor and improve KPI performance and service delivery
• Excellent understanding of Health & Safety legislation, RAMS, and compliance processes
• Strong commercial awareness with experience managing budgets and contract performance
• Excellent communication, leadership, and organisational skills
• IT proficiency including Microsoft Office and mobile work management systems
• CSCS Card
• SSSTS, SMSTS, and/or IOSH Managing Safely qualification preferred
• Full clean UK driving licence
• Clean DBS check
