Job summary

Time Recruitment Solutions Ltd is seeking an experienced Contracts Manager for UK-wide design & build office fit out projects. You will oversee CAT A/B schemes from design through to completion, managing programmes, budgets and client expectations.

Reporting to Delivery Director, you will lead project teams, coordinate design information and monitor procurement and construction activities to ensure high-quality delivery.

Qualifications

• Proven experience managing multiple CAT A/B office fit out projects.
• Experience delivering design & build projects from inception to completion.
• Strong programmes, budgets and client/stakeholder management.

Responsibilities

About the Opportunity

An established and employee-owned commercial interiors specialist is looking to appoint an experienced Contracts Manager to oversee multiple Design & Build office fit out projects across the UK.

Working on CAT A and CAT B office fit out projects ranging from GBP1m to GBP8m, you'll take ownership of projects from design through to completion, ensuring programmes, budgets, quality standards and client expectations are successfully delivered.

This is an excellent opportunity for a Contracts Manager with a strong office fit out background who enjoys managing multiple fast-paced projects while building long-term client relationships. The business has a strong reputation within the sector and offers genuine opportunities for progression, with many senior leaders having progressed internally.

The Role

Reporting to the Delivery Director, you will manage up to four live projects simultaneously, leading project teams and ensuring successful delivery throughout the entire project lifecycle.

Key responsibilities include:

• Managing commercial office fit out projects from inception to completion
• Overseeing Design & Build projects through design, procurement and construction stages
• Leading project, design and site delivery teams
• Creating, managing and monitoring project programmes using Microsoft Project or equivalent software
• Managing contracts, client relationships and stakeholder communications
• Ensuring projects are delivered on time, within budget and to the highest quality standards
• Coordinating design information, procurement schedules and construction activities
• Supporting Quantity Surveyors with cost control, variations and claims
• Identifying and mitigating project risks
• Managing subcontractor performance and project delivery teams
• Maintaining compliance with Health & Safety legislation and company standards
• Building and developing strong relationships with clients, consultants and supply chain partners
• Providing leadership and direction throughout the project lifecycle

What We're Looking For

Essential Experience:

• Proven experience as a Contracts Manager within a main contractor or principal contractor environment
• Strong background delivering CAT A and CAT B office fit out projects
• Experience managing Design & Build projects from start to finish
• Experience running multiple projects simultaneously
• Experience delivering projects valued between GBP1m and GBP8m
• Strong programme management and planning skills
• Comfortable travelling throughout the UK as required
• Strong client-facing and stakeholder management abilities
• IT literate with experience using project management software

Qualifications:

• Valid CSCS Card (Black or Gold)
• SMSTS
• Full UK Driving Licence

Desirable:

• NVQ Level 6 or 7 in Construction Management or equivalent
• Experience using Microsoft Project
