Building Careers UK Ltd is representing a seasoned commercial fit-out and refurbishment contractor in Greater Manchester, seeking a Contracts Manager to oversee multiple projects from pre-construction through to completion. The role combines leadership, client liaison and strict delivery of time, budget and quality targets.

You will manage project teams, coordinate with clients, consultants and subcontractors, and proactively manage commercial risk while ensuring health, safety and quality

Qualifications

• Proven experience as Contracts Manager in commercial fit-out/refurbishment/construction.
• Experience delivering multiple projects from pre-construction to completion.
• Strong commercial and financial awareness.
• Excellent client-facing and communication skills.
• Strong leadership and organisational abilities.
• SMSTS qualification desirable.

Responsibilities

• Take overall responsibility for the successful delivery of multiple fit-out projects.
• Manage projects from pre-start through practical completion and final account.
• Lead and support Project Managers, Site Managers and wider project teams.
• Manage project programmes and ensure key milestones and deadlines are achieved.
• Monitor project costs, budgets, variations, valuations and overall commercial performance.
• Manage and negotiate with subcontractors and suppliers.
• Build and maintain strong relationships with clients, consultants and key stakeholders.
• Attend client and project meetings, providing clear updates on progress and commercial performance.
• Ensure projects are delivered in accordance with contract requirements, specifications and agreed programmes.
• Identify and manage commercial risks, variations and potential delays.
• Work closely with pre-construction and estimating teams to ensure effective project handovers.
• Ensure health, safety, environmental and quality standards are maintained.
• Monitor project performance against programme, cost, quality and client expectations.
• Oversee project completion, handover, defects and final account close-out.

The Opportunity

An established and highly regarded commercial fit-out and refurbishment contractor is looking to appoint an experienced Contracts Manager to join their growing team.

The business has an extensive track record delivering high-quality projects across the retail, office, hotel and leisure sectors, with a strong reputation for quality, attention to detail and successful project delivery.

This is an excellent opportunity for an experienced Contracts Manager to take responsibility for multiple projects and play a key role within the wider management team.

The Role

As Contracts Manager, you will take responsibility for the successful delivery of multiple commercial fit-out projects from pre-construction through to completion.

You will work closely with clients, consultants, subcontractors, suppliers and internal project teams, ensuring projects are delivered safely, commercially and to the required quality standards.

About You

The ideal candidate will have a strong background in commercial fit-out, refurbishment or construction, with proven experience managing multiple projects and project teams.

You will ideally have:

• Previous experience as a Contracts Manager within commercial fit-out, refurbishment or construction.
• Proven experience managing projects from pre-construction through to completion.
• Strong commercial and financial awareness.
• Experience managing subcontractors, suppliers and project teams.
• Excellent client-facing and communication skills.
• Strong understanding of construction programmes, contracts, variations and final accounts.
• Strong leadership and organisational skills.
• A proactive approach to problem solving and project delivery.
• A strong understanding of health, safety and quality requirements.
• SMSTS and relevant construction qualifications are desirable.
