Job summary

Atkinson Baker Associates is recruiting a Contracts Manager for an industry-leading MMC/offsite project based in Leeds/West Yorkshire. You will lead multi-phase healthcare schemes, integrating offsite modules with on-site works, and manage project directors, site managers, and commercial teams to handover successfully.

The role requires a strong MMC background, leadership, and client-facing skills, with a permanent position and an executive package. On-site work in Leeds area is expected.

Qualifications

• Experience as Contracts Manager or Senior Project Lead with a tier-1 or tier-2 main contractor, managing complex builds valued over £20m.
• Strong MMC/modular construction background; healthcare/public sector framework experience desirable.
• Excellent commercial acumen, operational leadership, and client-facing communication.
• Relevant construction degree/HND; valid CSCS Black Card; SMSTS; First Aid at Work certifications.

Responsibilities

• Strategic project leadership: oversee multi-phase execution with precise modular installations and traditional tie-ins within programme and budget.
• Client & Stakeholder management: act as primary operational liaison with public sector/healthcare stakeholders, managing expectations and governance.
• Supply Chain & Subcontractor delivery: coordinate factory manufacturing with site readiness, manage multi-disciplinary subcontractors.
• Safety & Quality standards: enforce health, safety and environmental standards on a live public sector campus.
• Commercial & Operational alignment: collaborate with commercial managers and QS to mitigate risks and protect profitability.

Atkinson Baker Associates are currently recruiting a high-calibre Contracts Manager on behalf of an Industry-Leading Offsite & Modular Main Contractor.

The Client

Our client is an established pioneer in modern methods of construction (MMC) and precision offsite manufacturing, operating across the UK and Ireland for over five decades. Renowned for delivering high-performance turnkey solutions up to 50% faster than traditional builds, they are acting as principal contractor on a flagship £60m+ multi-year healthcare redevelopment in the West Yorkshire region.

The Role

Reporting directly to the Operations Director, you will take operational leadership and strategic delivery oversight for this major multi-phase healthcare scheme. You will manage the integration of precision-engineered offsite modules with complex on-site construction works, overseeing project directors, site managers, and commercial teams through to successful handover.

• Strategic Project Leadership: Overseeing multi-phase project execution, ensuring precision modular installations and traditional building tie-ins remain on programme and within budget.
• Client & Stakeholder Management: Acting as the primary operational liaison with public sector and healthcare trust stakeholders, managing expectations, governance, and compliance.
• Supply Chain & Subcontractor Delivery: Coordinating factory manufacturing schedules with site-readiness works, managing multi-disciplinary subcontractors, and leading project delivery teams.
• Safety & Quality Standards: Enforcing uncompromising health, safety, and environmental standards across a sensitive, live operational public sector campus.
• Commercial & Operational Alignment: Working alongside commercial managers and quantity surveyors to mitigate risks, manage variations, and protect project profitability.

Requirements

• Experience: Proven track record as a Contracts Manager or Senior Project Lead with a tier-1 or tier-2 main contractor, managing complex builds valued in excess of £20m+.
• Sector Background: Strong background in Modern Methods of Construction (MMC), modular building solutions, or fast-track structural installations. Healthcare, hospital, or public sector framework experience is highly desirable.
• Leadership: Exceptional commercial acumen, operational leadership, and client-facing communication skills.
• Qualifications: Relevant construction degree/HND, valid CSCS Black Card, SMSTS, and First Aid at Work certifications.

The Package

• Base Salary: £75,000 - £85,000 per annum (negotiable based on experience).
