Job summary

Clarkson Owens Recruitment is seeking a Senior Contracts Manager to join a Central Scotland contractor handling a diverse portfolio of fit-out and refurbishment projects. You will lead Project Managers and Site Managers, ensuring delivery on time, within budget and to high standards of safety and quality.

The role requires strong leadership, client-facing communication and a proven track record in main contracting.

Qualifications

  • Proven experience as Contracts Manager or Senior Project Manager in a main contracting environment.
  • Strong background in commercial fit-out, refurbishment and/or general construction.
  • Track record of managing multiple projects and project teams.
  • Strong understanding of construction programming, procurement and project delivery.
  • Good commercial awareness with experience of cost control and contract administration.
  • Strong leadership and people-management skills.
  • Excellent client-facing, communication and negotiation skills.
  • Ability to manage competing priorities across multiple live projects.
  • Strong knowledge of construction health & safety and quality requirements.
  • Full UK driving licence.

Responsibilities

  • Take overall operational responsibility for a portfolio of construction, fit-out and refurbishment projects.
  • Lead and support Project Managers, Site Managers and wider project delivery teams.
  • Ensure projects are delivered safely, on programme, within budget and to agreed quality standards.
  • Review and monitor construction programmes, resources and project performance.
  • Oversee project mobilisation, procurement, subcontractor strategy and delivery planning.
  • Work closely with commercial teams on cost control, variations, valuations, forecasting and final accounts.
  • Maintain strong relationships with clients, consultants and key project stakeholders.
  • Chair and attend client, project and internal progress meetings.
  • Identify project risks, programme pressures and commercial issues at an early stage and implement corrective action.
  • Ensure compliance with company health & safety, quality and environmental procedures.
  • Monitor subcontractor performance and ensure appropriate resources are maintained across projects.
  • Support pre-construction, tender handovers and buildability reviews where required.
  • Drive quality, snagging, commissioning and successful project handover.
  • Provide regular project and operational reporting to senior management.
  • Support repeat business by maintaining high levels of client service and project delivery.

CONTRACTS MANAGER - FIT-OUT & REFURBISHMENT

Central Scotland | Permanent

An established UK construction, fit-out and refurbishment contractor is looking to appoint an experienced Contracts Manager to join its operational team. The role will involve overseeing a portfolio of projects, ensuring consistent delivery across programme, commercial performance, quality, health & safety and client satisfaction.

The successful candidate will provide leadership to Project Managers, Site Managers and project teams, taking responsibility for projects from pre-construction and mobilisation through delivery, completion and final account.

Key Responsibilities

Candidate Requirements
