Job description

We’re looking for an incredible Community & Operations Manager for our brand new luxury Build to Rent site in Cardiff - Tai Afon! This site will host 718 apartments, a cinema room, gym & yoga studio, communal lounges and a variety of recreational spaces, as well as up to 30 commercial units.

Acting as the face of the development for the residents, managing the team and enhancing the overall resident experience - this role is perfect for and experienced leader with strong customer service and negotiation skills. As the go-to person for residents, you’ll lead the on-site team and play a key role in shaping an outstanding living experience. It’s a great opportunity for a confident, people-focused leader with a strong background in managing residential buildings.

We are looking for someone to start with us in September to support the Mobilisation of this building, due to open early 2026.

What you’ll do

If you love delivering exceptional customer service, are a people person and are passionate about leading a team to deliver outstanding operational performance and customer satisfaction, then this could be your next role! You'll be responsible for the operational management and customer service delivery of a prestigious Build to Rent scheme.

Property Management:

  • Take pride in making sure our customers and their homes are cared for to the highest standards – always aligned with budgets, service level agreements, and regulatory guidelines
  • Support the General Manager in delivering smooth day-to-day operations, ensuring the building runs like clockwork while staying on budget and meeting urbanbubble’s service standards and key regulations, including RICS, ARMA-Q, and H&S
  • Contribute to clear, timely, and insightful reporting on lettings performance and operational budgets – weekly, monthly, and quarterly
  • Help bring our resident engagement strategy to life – from communications and events to feedback and satisfaction insights
  • Keep health and safety front and centre by ensuring procedures are followed, creating a safe and welcoming space for both residents and the team

Resident Engagement:

  • Be the friendly face of the development – leading the on-site team, shaping an exceptional customer experience, and stepping up to support the General Manager when needed
  • Collaborate with the General Manager and Marketing Team to create and deliver a content calendar for our social media channels that keeps residents connected and informed

Health and Safety:

  • Take ownership of keeping our safety procedures active and effective, making sure residents and team members feel safe and supported
  • Help coordinate annual testing and training - staying fully compliant and keeping accurate records to back it up

People Management:

  • Be a role model for our values and behaviours, leading by example every day.
  • Drive high performance through meaningful one-to-ones, clear goal setting, team check-ins, and development reviews.
  • Ensure the team’s work is timely, accurate, and in line with our policies, processes, and regulations.
  • Manage contractors with confidence – handling service issues, disputes, and complaints with professionalism and in line with our escalation procedures.
  • Play a key part in attracting, developing, and retaining great people by supporting recruitment and team training.

What are we looking for?

  • A strong track record of delivering exceptional customer service and managing supplier relationships effectively
  • Good working knowledge of Health & Safety and compliance procedures - you know what “safe and compliant” looks like
  • A natural people person who can build great relationships
  • Confident team leadership and communication skills -someone who brings people together and gets the best from others
  • Confident in managing budgets and ensuring resources are used wisely to deliver the best possible outcomes
  • Skilled in building and maintaining positive client relationships
  • Self-motivated with a real drive to hit targets, meet objectives, and make things better every day

40 hours Monday - Sunday
