Job summary

Taylor Wimpey in the UK seeks a Senior Commercial professional to join regional teams, supporting procurement, commercial and contractual aspects of projects. You will interface with BUMT, site teams, subcontractors, external suppliers and JV/Development partners.

The role covers scheduling, cost control, budget preparation and on-site valuations, ensuring compliance with regulations and company frameworks while driving value for projects and stakeholders.

Qualifications

• Good knowledge of Building Regulations, NHBC and Health and Safety requirements.
• Industry related business qualification.
• Manage internal and external clients.
• IT literate (COINS system preferred).

Responsibilities

• Scheduling and quantifying materials and labour.
• Ensure commercial procedures comply with TW Manual and TW Operating Framework.
• Support project viability and cost effectiveness with other departments.
• Ensure specifications and programmes are complied with and quality is maintained.
• Process applications and payments with Finance.
• Assist in WIP and cash flow forecasting.
• Monitor, reconcile and recharge costs with Group/internal/ external companies.
• Calculate prime costs and report movements since funding exercise.
• Assist in preparing Project Budgets for BU Management approval.
• Maintain development budgets in COINS and BoQ.
• Manage RSL valuations and attend on-site meetings.
• Monitor cost movements and process orders/payments; handle variations.
• Review variations on 3rd party projects with Technical Project Manager.
• Conduct site valuations monthly and prepare CVR/cost-to-complete reports.
